Houses under $10,000 are scattered in neighborhoods all across the country. Many are in less desirable or high crime areas, some have flooding issues and others are simply in need of rehabilitation. Here is a sampling of houses that can be purchased for pennies on the dollar in New York State.
214 Chestnut St, Oneonta, NY 13820
Oneonta is a great college town. The historic district is lovely, and the surrounding countryside is beautiful. Houses under $10,000 are hard t find in this neck of the woods.
26 Vega St., Jamestown, NY 14701
A four-bedroom, one-bath home in Jamestown, hometown of Lucille Ball. Jamestown has several houses under $10,000. This one looks promising. As per the realtor, “This property is owned by the Chautauqua County Land Bank. The Land Bank is a not-for-profit group established to help revitalize neighborhoods throughout Chautauqua County. These properties are offered below Fair Market Value with the understanding the purchaser will complete significant improvements to the homes. By selling these properties below Fair Market Value purchasers are asked to pledge a reasonable investment for revitalization which they will be contractually obligated to fulfill. The successful offer will be approved based on the TOTAL investment pledged. The total investment will be calculated by adding the purchase price and the pledged improvement costs together. All offers are reviewed and approved by a board for the Land Bank. All offers must be cash with no contingencies and all properties are sold in “as is” condition with no expressed or implied warranties. The buyer is encouraged to inspect all aspects of the home prior to placing an offer on the property.”

3321 Salina St S, Syracuse
A three-bedroom, one bath home. I think a major issue with this one is that it backs up to a major highway. According to the realtor, “Nice Brighton single family home that sits up on a small hill off of S. Salina St. Property backs up to I81. Property needs a new roof and hardwood floor replacement due to roof leaks. Upgrades needed in kitchen and bathrooms as well. This property is in our Home ownership choice program and must be owner occupied or renovated and sold to an owner occupied. Property needs work and being sold as-is without warranty or representations.”
1814 Niagara Ave, Niagara Falls
If you’re looking for a really large house at a really small price, this one fits the bill with eight bedrooms. Please note, however, that it has severe water damage and a portion of the house may not be safe. The owner wants out, however, so you may be able to get it for close to nothing.
163 N WILLIAMS ST, Whitehall, NY 12887
This circa 1900 three-bedroom, one-bath house needs a total rehab, and the garage roof has damage. It’s located in northern NYS near the Vermont border.
85 FREMONT ST, Gloversville, NY 12078
A multi-family with six bedrooms and two full baths. It has some lovely original exterior details. This one’s a bank approved short sale.
