3021 State Highway 8, South New Berlin, NY 13843
This upstate New York Italianate under $50,000 was once the belle of the ball. Located in South New Berlin, the five-bedroom, two-bath home sits on almost three quarters of an acre and features a very pretty pond with park benches along the perimeter. Next door is a small farm stand, hill views in the rear and front, and across the street is a newer Baptist church. The rest of the street, however, needs sprucing up. You have to love, though, how the exterior of the circa 1886 home has been untouched. Note the gingerbread side porch, the trim over the windows and the fretwork under the eaves. Interior-wise, the home is in a dissimilar state. It does have wide-plank wood floors, but tragic paneling, dropped ceilings and clutter take one’s eyes away from the home’s good points. I’d pretty much gut the interior of its non-original features and find a salvage yard for some bullseye moulding, old fireplace mantel, a stained glass window or two and some period kitchen cupboards.
