Plenty of brick houses, some with turrets and wrap~around porches, all with gorgeous original details…Here are the top 10 old houses under $50,000 ~ February 2017 edition.
6 N. Fulton St, Auburn, NY 13021
$44,900 Reduced to $37,500
I first showcased this beauty back in May 2016. Since then, the price has been reduced more than $7,000.
What a shame to see this fabulous circa 1890 brick Victorian go to complete rack and ruin. The owner is very motivated to sell, and will give any offer serious consideration. It needs a considerable amount of work, but first let’s look at the positives.
A family friend played minor league baseball for the Auburn Doubledays, and we went to visit him there a few times. The town is lovely. Located in the Finger Lakes region, it lies at the north end of Oswaco Lake, known for its swimming, water-skiing and boating opportunities. Of course, the wonderful minor league baseball stadium is a draw, too. Then consider that the exterior features of this unique home haven’t been tainted. All the beautiful original windows, front doors and fretwork are still intact. And just look at those windows – Palladian, round, even a triangle window in the dome of the turret. Did I say turret? Yes, and I’ll say it again – a domed turret that I have not seen the likes of in a house under $50,000. A sleeping porch, empire roof and two stories of bay windows add to the beauty of this gem.
The interior has some great details, also. Fifteen rooms with tall ceilings, a stunning fireplace mantel, bullseye moldings and hardwood floors name a few. The owner apparently likes chandeliers, because there’s even one in the bathroom. As you can tell by the photos and lack of a kitchen photo, this is more than a handyman’s special. However, if you could get this house for an excellent price, just think of the possibilities.
As per the realtor: “This is a unique and rare house that will require some work to bring it back to its glory days. Being zoned R2 gives the new owner several options to bring this home back to life. When you consider the parking issues in Auburn, the fact this house has 2 driveways makes that a non-issue. You have to look beyond the obvious to see the true potential this house contains. Owner is very motivated to sell, any offer will be given serious consideration.”

I don’t know about you, but I think the realtor got a couple of things wrong about this Virginia home under $30,000. I wouldn’t call it a Craftsman, and I definitely think it was built before 1949. In any case, a gem is still a gem. Located next door to a quaint church, the four-bedroom, 1.5-bath home has a nice lot, outbuilding, original front door and great front porch. High ceilings, plenty of built-ins, front and back staircases, pocket doors, original trim, doors and lighting fixtures, hardwood floors and transoms are wonderful interior features. The windows with the diamonds on the top remind me of the windows in my old house. Note how the diamond theme carries through to the living room built-ins. Multiple fireplaces grace the home, but unfortunately some mantels have been stripped from the house.
Sure, it needs a lot of work. But think what a beautiful home you would have with paint and elbow grease!
As per the realtor: “Welcome to 322 McLean Street! This is an investor opportunity to renovate a classic Craftsman home. The home’s interior is loaded with original details such as 9+ foot ceilings, pocket doors, built in cabinets and bookcases, wide trim and mouldings, original panel doors with transoms above, beautiful staircase, and rich oak hardwood flooring. The exterior features a classic Southern front porch with columns and beadboard ceiling, large windows, slate roof, fenced rear yard and a detached garage. This is a triple, corner lot in an area of newer and renovated homes. This is a solid investment for the price and ready for its new life!”

Looking for an upstate New York home with owner financing? This circa 1840, five-bedroom, two-bath beauty on .3 acre may be the place to call home. It’s located right in quaint downtown Afton, has a carriage barn and double front porches. The interior has hardwood floors, original doors and trim, ceiling medallions, original lighting fixtures, built-ins and wonderful staircase. I love the second floor landing. The home has high ceilings, too, although you’ll have to tear down a few dropped ceilings to enjoy them. Maybe you could cut a deal for some of the collectibles inside. I’m not into all that silver-plate stuff, but I do have my eye on the clocks and the wood propeller.
As per the realtor: “If you ever wanted a classic old home to restore, this is it! High ceilings, original floors, original woodwork, classic mansion style, with carriage barn accent this village home. OWNER FINANCING AVAILABLE with considerable down payment!”

You may be able to make a killing with this one. The circa 1910 brick foursquare is under $30,000, but the realtor states that the homes in the surrounding neighborhood get into the upper $100s. It’s a great looking home in a great neighborhood on a tree-lined street of older homes. High ceilings, hardwood floors, beautiful staircase, original doors and trim, fireplaces, built-ins and cedar closet are a few of the features that grace this 4-bedroom, 2.5-bath fixer upper.

I am partial to American Foursquares. Front porch, great floor plan, high ceilings, large sunlit rooms make for a beautiful home when decorated with antiques. This circa 1912 gem under $30,000 sits on a corner lot and features many original details. The front entrance boasts a beautiful staircase and columned room divider. Hardwood floors throughout, original details doors and trim, bay windows, corner cupboards, some original lighting fixtures and a kitchen chock full of beadboard call my name. So much potential lies here at this Cedarville fixer upper. And where else can you buy a house in New Jersey with this much going for it for $26,000?

This circa 1900 Alabama beauty sure needs a ton of work, but for under $50,000, it has a ton going for it. The exterior has great curb appeal with its front porch, front door with transom, greenery and backyard outbuilding. You walk into a large vestibule with hardwood floors, French Doors and grand staircase. Multiple fireplace mantels, high ceilings, some original lighting fixtures, gorgeous hardware and original doors and trim are also worth noting in the interior. The kitchen needs a total renovation, but it does have original wainscoting and a great built-in cupboard. The home has recently been drastically reduced, but it has been on the market for over 930 days, so perhaps there’s more room for savings.

Built in 1875 this upstate New York brick beauty has 4 bedrooms and 1.5 baths. The motivated sellers have left just a few things yet that have to absolutely be completed to make this home shine. The interior is perfectly livable while the exterior gets some masonry work done and a paint job. French doors, beautiful hardwood floors, original staircase, large kitchen, updated baths and a carriage barn are a few of the home’s outstanding features.
As per the realtor: “The interior is ready to be lived in… the exterior needs paint and some masonry work on the front porch and sections of the brick walls. To be sold AS IS can qualify for a re-hab loan. Sellers are motivated!”
2101 29th Ave., Meridian, MS 39301
Marvelous brick work, multi-faceted gables, tall chimney and arched entrance all shout, “Curb appeal!” when you view this 1929 Meridian, Mississippi, home under $50,000. You know, the more I look at the photos, the more I fall in love with this three bedroom, two-bath beauty. Not only does the home sit on a beautiful corner lot in a pleasant neighborhood, but note how the lot slopes down so that the rear of the house is three stories with a two-car garage under the main level. Note the old iron gate, too. The arched detail of the front door carries through to the interior of the house with the arch in the lovely brick fireplace. French doors, honey-toned hardwood floors, original lighting fixtures and trim, high ceilings and spacious rooms also grace the interior. You know how I adore old kitchens, and this one has a great old stove and the original porcelain sink!
My favorite feature is the gorgeous pine built-in cupboard. I don’t know about you, but our family named certain antiques in our home so it’d be easier for the kids to locate things. We had a cupboard just like this one that we called Uncle Al’s. My husband had salvaged it from a demolition sale that happened to belong to the uncle of a colleague. His name was Al. We installed it first in our dining room and later in the pantry. Anyway, we took Uncle Al’s with us when we sold our home. It has been sitting in our daughter’s basement half way across the country for a year and a half. My son closes on an old house five minutes away from my daughter on Tuesday, and it will look perfect in his new dining room..

20 Lydius St, Fort Plain, NY 13339
Built in 1835, this brick beauty under $50,000 has a sleeping porch! That’s one thing my husband has always wanted in an older home. It’s on a street of older homes in a sleepy town that lies along the Mohawk River. The entry hall with lovely staircase and front door with transom, stained glass, hardwood floors, built-ins, columned room dividers, lighting fixtures and original doors and trim left my husband and I oohing and ahhing over the photos. When we got to the second staircase and the gorgeous cupboards in the kitchen, well we said a collective, “Wow!” (The photo in the original listing is much clearer of the cupboards.) Galley kitchens are the pits, though. If it were me, I’d make the existing kitchen with those amazing built-ins the pantry and relocate the working kitchen into the room with the washer and dryer.
As per the realtor: “THIS EARLY 19TH CENTURY BRICK HOME HAS ALL OF ITS ORIGINAL CHARM! WARM WOODWORK, FANTASTIC HARDWOOD FLOORS, WANDERING AND FLOWING LAYOUT. LOVELY 1ST & 2ND STORY PORCHES. PRICED TO SELL AND JUST WAITING FOR IT’S NEW OWNERS TO GIVE IT A BIT OF TLC AND PERSONAL TOUCHES! COULD BE 3-4 BEDROOMS EASILY.”
