This circa 1900 mini-mansion is located just off the town square across from the historic Cherokee Theater, but that isn’t the reason why this beauty is a show stopper. The historic Summer mansion is right across the street, but that also is not the reason why #182 West 5th Street is a show stopper. Hardwood floors, pocket doors, original trim, a gorgeous staircase and a fabulous fireplace mantel do have a lot to do with it. It’s the exterior elements, however, that pack the real punch. Arched window heads, tall chimneys, double-story front porch, multi-faceted facade and original front doors with transom make this six-bedroom, three-bath home one of the most incredible houses under $50,000 on the market today!

With just over 500 people, Hamilton, NC, has that small town feel that many people yearn for. The village sits on the highest point of the Roanoke River and has a good number of historic homes. In fact, Hamilton was once a thriving and beautiful Victorian port town. Many of its homes are listed in the National Historic Registry. Alas, its heyday has past, and, although a revitalization campaign began in 2013, many of the downtown historic properties need some form of restoration work.

Here’s your chance to get in on the ground floor of a revitalization effort with this circa 1850 home. The listing agent classifies it as a Greek Revival with Victorian additions. I don’t think I agree with the Greek Revival part, but in any event check out the wonderful wrap-around porch, four fireplaces, pine floors, fabulous staircase and spacious rooms. The yard is on a corner lot, and a historic outbuilding on the property is ready for restoration, too.

I’m finding so many cheap wonderful homes that I might have to change the name of this blog from Old Houses Under $50,000 to Old Houses Under $30,000 pretty soon. If you liked yesterday’s South Jersey farmhouse near the beaches, then you’ll adore this Maryland farmhouse just 20 minutes from Assateague State Park beaches where the wild ponies roam. The exterior is picture perfect with its red metal roof and matching red shutters, wraparound porch, porch millwork, white picket fence and garden full of daffodils and day lilies! And did I mention its lovely country location amidst well-kept older homes and across the street from a quaint country church? Newark’s population is less than 400 people. Google Map the area, and you’ll fall in love!

The front porch of this circa 1920 farmhouse is in good shape, which is unusual. Porches are normally the first thing to deteriorate. You’ll notice water damage on the first floor, but the roof looks good.  The front door opens into a large foyer with a great staircase and a unique mural. Hardwood floors, a fabulous fireplace mantel and a spacious kitchen are awaiting restoration. Add a second bathroom, and, like yesterday’s farmhouse, this home would make a terrific summer house or primary residence.

Who knew a lilac and yellow house would appeal to me, but I’m in love! Dragon skin shingles, an original front door with windows on each side, a wrap-around porch and a lovely tree-lined street of older homes with a church across the way add to its charm. The realtor states this Victorian style cottage was built in 1930, but I don’t believe it. Maybe an addition, but not the main house. Do you concur? In any event, don’t you just adore the long, wide foyers that a lot of southern homes feature? This one has beadboard wainscoting and ceiling. It leads you down to French doors that open into quite a nice kitchen. One bathroom has been updated with period details and the other has a clawfoot tub. Hardwood floors, a French door with transom and gorgeous fireplace mantels in both bedrooms cry my name!

Here is a wonderful example of a typical New England connected farm complex. Built in 1900, the structure consists of the “big house” or main living area. Connected to the rear of the big house is the “little house” which contains the kitchen area. Behind that is the wagon house/barn. You’ll love the location of this beauty. It’s in a charming village on a narrow lane of older homes. The exterior of this gem has retained most of its original features. I find it reminiscent of “Murder She Wrote’s” Blair House. (Again, I date myself.) Note the double front door and detailed overhang. The two-story bay window and the side porch are just amazing! If you look closely you can see the beautiful dentil work around the bay and in the eaves. Inside are 12 rooms with a beautiful staircase that leads to the third floor.  I don’t know why, because I’d need a ladder to reach them, but I have always been partial to high cupboards, like the ones in this kitchen. Hardwood floors, wide baseboard molding and an inviting yard add to the home’s appeal.

This Brick Colonial has it all! Views of Vermont’s lush green countryside, a little red barn and silo across the road, a connected garage and 4.6 acres!! The interior is just as exciting. Hardwood floors, a gorgeous fireplace mantel, beautiful built-ins, a stunning staircase with a window seat, a columned room divider and some antique fixtures. Part of the house dates back to 1776. Poultney is situated right on the New York border. Lake George is nearby and the village of Poultney is just how you’d picture a small New England town with it’s old general store and restored train depot.

If small town living has always appealed to you, then this Weston, West Virginia, home could be the one! It appears to be in lovely shape, with a great front porch and mature landscaping. The interior is exceptional for a house at this price point. The original front door leads you into a spacious foyer with hardwood floors, graceful staircase, pocket doors and oak trim.  A bathroom with carpeting isn’t ideal, but that could easily be changed out. French doors, a deck off the dining room, original five-panel doors and two stunning fireplace mantels round out the picture. Motivated seller.

Realtors call them New Englanders ~ those big houses that are connected to a little house that are connected to a barn or carriage house. We have been finding a slew of New Englanders this week for under $50,000, and here is yet another beautiful one. Built in 1895, this gem sits on more than one half acre near the Piscataquis River. Note the second floor sleeping porch and the stunning gingerbread on on all three porches, yes three! Hardwood floors, gorgeous original trim, doors and built-ins, a clawfoot tub and a lovely staircase. Two and a half more bathrooms, a spacious kitchen and a two-car garage round out this Victorian home’s special features.

As per the listing:

History

“Built in 1869, Cleveland’s Methodist Church has been a community landmark for nearly 150 years. Its features include seating for 200, an alcove, stained glass windows, and oak pews. The original bell remains in working order in the tower. In 1994, with dwindling numbers attending and 135 good years of service to the community, the congregation decided the time had come to disband. They held their final Sunday service in August 1994 and deeded the property to the historical society. After 20 years of providing tours and ecumenical services, Le Sueur County Historical Society is offering the property with the goal of attracting an active congregation or a new business to Cleveland’s historic landmark. The church is ready to begin a new chapter as a useful building in the community.”

The property offered for sale includes the church and land located in the general business district of a small town with a strong school district and congenial community looking to welcome a new presence in Broadway’s landmark. The building it situated with the front facing south. The north side is encircled with tall pine trees. Lilac bushes line the west side and an open lawn is on the east. Texas not only knows how to raise cattle, but they sure have a good herd of older houses on the market. The realtor states that this Brownwood, Texas, home was built in 1937, but I’m thinking that’s the date of its latest addition. Don’t you just love the wrap-around porch and the corner bay window? It even has a sleeping porch! The interior is packed with original details. Note the fabulous fireplace mantels. One has its original iron insert. Hardwood floors, great built-ins, French doors, beautiful pocket doors, transoms, original lighting fixtures and original trim and doors add to this home’s appeal. The real piece de resistance, however, is the staircase. Take a close look at the gorgeous fretwork and that sunburst design! Simply amazing.
