Top 10 Old Houses Under $50,000 ~ September 2016 Edition

I had a hard time picking the top 10 old houses under $50,000 this month. There are just too many great old homes to choose. It always distresses me that owners haven’t the means, time or inclination to maintain these beauties, but I hope you find the old house of your dreams and the satisfaction of restoring a piece of history. From grand staircases and stained glass to wrap-around porches and hardwood floors, here are the top 10 old houses under $50,000, September 2016 edition.

10353 State Route 80 W.,Fancy Farm, KY 42039

This circa 1913 four-bedroom, two-bath home is being practically given away at $14,900. It initially was listed for sale in June of 2015 for $69,900 and has been reduced to this astonishingly low price. It’s located on about a half acre in the sleepy town of Fancy Farm, Kentucky, population 458. The street has pleasant older homes, and the house is in walking distance to downtown, which mainly comprises of Droopy’s Restaurant, the beautiful St. Jerome’s church and a cemetery. If you are looking for a quiet, relaxed place to live, Fancy Farm fits the bill.

Take note of the lovely bay window, staircase and original trim and doors.

301 E Thrush Ave., Peoria, IL 61603

Well, it looks like I’ll be packing my bags for Peoria. I have no reason to live there, but this circa 1905 brick and stucco Tudor sure is tempting me. The interior is absolutely gorgeous – and move-in ready to boot. Take a gander at the fabulous built-ins, hardwood floors, beams, paneling, staircase, stained-glass windows, crown moulding…..the list doesn’t end. Cast iron radiators, second-floor sunroom, updated kitchen and baths, and did I mention the list never ends?

“Gorgeous woodwork in this large 2 story home on a corner lot. Large inviting front porch. Hardwood floors throughout this home. Living room and dining room have built-ins and stained glass windows. Dining room has a beautiful beamed ceiling. Kitchen updated with new cabinets and countertops in 2011. Large bedrooms. Second bedroom has a huge walk-in closet. Upstairs features a sunroom and full bathroom. Walk-up attic. Move right in or make it your own. This home is full of charm and beauty!”As per the realtor.

626 Tennyson Place, Toledo, OH 43620

Okay, wake me because I must be dreaming! This circa 1911 Foursquare in Historic Old West End Toledo, Ohio, is listing at under $5,000. It’s on the end of a cul-de-sac on a street of lovely, well-kept older homes. Get a load of those fabulous French doors, the grand staircase, original woodwork, hardwood floors, cast iron radiators and the alcove in the kitchen. Some of those kitchen cupboards look original to the house. If it were me, I’d mainly clean and paint the room and install new countertops. Call me crazy, but I love old kitchens. The second floor sunroom and living room columns are spectacular, too.

Apparently, Toledo has a special program for wonderful old houses that need restoration. The realtor outlines it here. “Historic Old West End. Truly a diamond in the rough, with incredible French doors, natural wood work, library, bright kitchen, look beyond the repairs to see the old craftsmanship in this home. Buyer must have proof of funds for renovation and purchase plus complete all Land Bank documents for offer to be considered.”

472 Falls Ave.,Wabash, IN 46992

Pretty soon I’ll have to change the name of this blog from Old Houses Under 50K to Old Houses Under 20K. Can you believe these two old homes in Wabash, Indiana, are listed at $15,000, plus with a motivated seller? The main Victorian home was built in 1900 and has a beautiful staircase, original trim and doors, wood floors and some lovely exterior fretwork. And what about the additional brick cottage? That could be made to look like a little English cottage with shutters and a colorful flower garden.

As per the realtor: “Seller says bring offer…..Investment opportunity, or single family with separate in-law suite, or single family with work shop/hobby house. Many possibilities here. 2 buildings, the main house is over 2, 000 sq ft with 4 bedrooms and 2 full baths. Some metal roof is in house ready to be installed by new owner and some kitchen cabinets can also be installed. Owner hired contractor to replace roof, he took money and never returned. Roof does leak but seller leaving materials that are on site. 2nd building is a all brick 1 bedroom 1 bath home, could be cute little cottage, or workshop, hobby house or just use as great storage shed. Very large rooms, open staircase and circle porch could be so cute when refinished. GFA furnace in main house is only 5-6 years old. Bring your ideas and put them to work.”

64 Paige St., Owego, NY 13827

The original details of this 1860 Victorian are simply amazing! The arched front door is one of a kind, and the exterior woodwork on the porch and bay window are gorgeous. Inside, more arched doors and doorways, built-ins, original trim and great bathroom wainscoting take my breath away, and I can almost feel the smooth mahogany handrail of the beautiful staircase.

“Classic Victorian Home within the historic district of Owego has original features, some restored beautifully, back to the Eastlake architectural design. Double arched doors, original stained glass windows, high ceilings, wood floors, once a two family, separate entrances, easy to convert back. Needs restoration, but great bones, and dry as a bone basement! No flooding per owner in either flood.” As per the realtor.
