Pros

• Extremely affordable housing. This is Warsaw’s biggest advantage. One current estimate puts the median home value around $90,700 and median rent around $769/month.
• Low overall cost of living. One current index puts Warsaw at 64 versus 100 nationally, or about 36% below the U.S. average
• Beautiful Mississippi River setting. The river is a major quality-of-life feature. You get bluffs, river views, fishing, boating, wildlife and spectacular sunsets.
• Excellent outdoor recreation. Cedar Glen State Natural Area and the nearby Alice L. Kibbe Life Science Station provide access to wooded Mississippi River bluff country.
• Riverfront park. Riverfront Park / Goose Landing has camping sites and direct Mississippi River access.
• Lots of history. Warsaw dates back to the early 1800s and has a fascinating history involving Fort Edwards, the Mississippi River trade, and the early settlement of western Illinois.
• Genuine small-town community. With only about 1,500 people, this is a place where community events and local relationships are much more prominent than in a typical suburb.
• Some charming local businesses. You have places such as Warsaw Brewery, Jennifer’s Family Restaurant and Warsaw Mercantile.
• Convenient proximity to Keokuk. Keokuk, Iowa is only about 3½ miles away, which is important because Warsaw itself has very limited shopping and services.
• Relatively low unemployment. One recent dataset reports unemployment around 3.3% in April 2026, below the Illinois rate.
• Good for someone who wants peace and quiet. If your ideal life is a modest house, a yard, river access, little traffic and a quiet community, Warsaw is compelling.

Cons

• Very small. This is the fundamental drawback. There are only about 1,500 people, so don’t expect a large selection of restaurants, shopping, entertainment or services.
• Limited local employment. Manufacturing and retail are important local industries, but the professional job market is small.
• Lower local incomes. Median household income is roughly $54,000–$58,000, depending on the dataset, which is below the national median.
• You’ll want a car. Public transportation isn’t a realistic way to get around the area.
• Limited healthcare. Routine needs can be handled locally/nearby, but you’ll likely travel to Keokuk, Quincy or another larger community for specialists.
