Pros
- Affordable compared with much of the country. Current estimates put the cost of living below the national average, with home values generally well below national levels.
- Housing is still reasonably attainable. The median sale price was about $220K in summer 2026, although Zillow’s typical home value is higher at about $255K. The difference reflects the relatively small number of homes sold and the mix of properties.
- Excellent outdoor recreation. is just outside town, with hiking, camping, fishing, canoeing, bluffs and a golf course. The city also has numerous smaller parks and green spaces.
- Nice small-town downtown. Main Street has locally owned restaurants, bars, shops and services. For a town this size, there is a surprisingly good selection, including and .
- You can handle most basic errands locally. There’s a and a , which is a major advantage over truly tiny rural communities.
- Good location for commuting. You’re close enough to Cedar Rapids and Dubuque to access larger employment markets, healthcare, shopping and entertainment without living in a city.
- Community-oriented atmosphere. Anamosa has the classic Iowa small-town feel: established neighborhoods, local events, community organizations and relatively little congestion.
- Schools are a reasonable positive. The Anamosa Community School District serves local students, and the district continues to offer traditional extracurricular and academic programs. Current GreatSchools data rates Strawberry Hill Elementary 8/10 and Anamosa Middle School 6/10.
- Crime appears relatively manageable. BestPlaces’ estimates show both property and violent crime below its national comparison figures, although I’d still look at specific neighborhoods if safety is a major factor.
Cons
- Small-town limitations. Anamosa has the basics, but you’ll go to Cedar Rapids or Dubuque for major shopping, specialized healthcare, bigger entertainment venues and a much wider restaurant selection.
- Winter weather. This is a genuine downside if you dislike cold weather. Iowa winters can mean snow, ice, freezing temperatures and difficult driving.
- Hot, humid summers. BestPlaces specifically identifies muggy conditions as a drawback.
- Property taxes can be relatively high. Iowa’s property-tax burden is something I’d factor into the cost of ownership rather than looking only at the purchase price.
- Job market is limited locally. Anamosa itself isn’t a major employment center. Your options improve substantially if you’re willing to commute toward Cedar Rapids or Dubuque.
- Housing inventory is limited. Only a couple dozen homes were listed in July 2026. That’s normal for a town this size, but it means you may have to wait for the right house.
- Home prices have been somewhat volatile. Redfin showed the median sale price down 2.3% year over year as of summer 2026, while Zillow’s typical value was up 7.9%. That’s a reminder that a small market can produce noisy statistics from month to month.
- Flooding deserves attention for certain properties. Redfin estimates that about 15% of properties could experience severe flooding over the next 30 years. I’d check the FEMA flood map and property history before buying near the river or low-lying areas.
- Not much nightlife. There are local bars and restaurants, but if you want concerts, clubs, major sporting events or extensive nightlife, you’ll be driving.
- Car dependency. This is still a small Midwestern town. Having a vehicle is essentially necessary for most residents.
