Pros
- Very affordable housing. Johnsonville is one of the cheaper places to buy a home in South Carolina. You can often find older houses at prices far below the state’s larger coastal and metro markets.
- Low cost of living. Housing and everyday expenses are generally quite manageable compared with Charleston, Myrtle Beach, or the larger cities.
- Quiet small-town atmosphere. If you want peace, space, and a slower pace of life, Johnsonville delivers.
- Outdoor recreation is a major advantage. The Pee Dee River, nearby lakes, fishing, boating, hunting, hiking, and wildlife areas make the surrounding region attractive to outdoors-oriented people.
- Warm climate. Winters are relatively mild compared with the Northeast and Midwest. You won’t have to deal with months of snow and ice.
- Good location for rural living. Florence is roughly 45 minutes away, while Myrtle Beach is roughly an hour to an hour and a half depending on the route. That gives you access to substantially more shopping, healthcare, restaurants, and entertainment when needed.
- Low traffic. Daily life is considerably less stressful than living in a major metro.
- Community feel. A small population means local events, churches, schools, and civic organizations can play a meaningful role in community life.
- Good for retirees. If you have reliable income and don’t need a large job market, the affordability and mild climate are attractive.
- Good for outdoor-oriented families. Hunting, fishing, boating, and rural activities are much easier to access than in a densely developed suburb.
Cons
- Limited local job market. This is probably the biggest drawback. The local economy is heavily oriented toward agriculture, manufacturing, retail, healthcare, and public-sector work.
- Low local incomes. Cheap housing is partly a reflection of the area’s relatively modest wages and economic opportunities.
- Limited shopping and restaurants. You’ll likely drive to Lake City or Florence for major shopping, a wider variety of restaurants, and entertainment.
- Healthcare is limited. Basic care is available in the region, but you’ll generally want to go toward Florence for more extensive medical services and specialists.
- Car dependent. Public transportation isn’t a realistic alternative for most residents.
- Schools are mixed. If you’re moving with children, I’d investigate the specific school assignments rather than relying on townwide ratings.
- Crime varies by area. I wouldn’t assume the entire town is equally safe. Check the specific neighborhood and property location before purchasing.
- Hurricanes and tropical storms. You’re far enough inland to avoid some of the worst coastal exposure, but hurricanes can still bring heavy rain, wind, flooding, and power outages.
- Hot, humid summers. South Carolina’s climate is a major advantage in winter but a disadvantage in July and August.
- Flood risk. If you’re looking at property near the Pee Dee River or other waterways, check FEMA flood maps and the property’s historical flooding/insurance situation.
- Population/economic growth is limited. Don’t expect the kind of rapid appreciation seen in parts of the Charleston, Greenville, or Charlotte areas.
- Entertainment is limited. If you want nightlife, concerts, upscale restaurants, or extensive shopping, you’ll be driving elsewhere.
