Situated in what looks like a movie set, this solid historic 1865 home sits high with a nice river view and has had $80,000 of updates recently. Charming cottage is like your own AIRBNB getaway just 30 minutes from the new Owensboro Hospital. Priced to sell at $99,000 (not a typo) Seller is an interior designer and is relocating back to Frankfort for work. Seller says to just make an offer !!! ** The 1/2 bath is plumbed and ready for the vanity and toilet to be installed and the seller has the tile already. Relax in peace and quiet every day or as a weekend getaway as time seems to stand still in this serene postcard setting of a town. Just down the street from the historic site where Abraham Lincoln and his family crossed the river and located to Indiana from Kentucky…. Almost certainly walking on the spot where this home now sits. (see photo of Historic Marker) So many options with this home. Also has a walk-out partial basement for storage etc. and a 1-Car Carport. Of course it has a nice covered pront porch and a patio to watch the sunsets. Just needs a bit of finish work but a great opportunity. *Less than Half Acre Yard.ย

Pros of Cloverport, KY
- Very affordable housing. The 40111 area has a median home value around $118,400 and median rent around $402, according to current Niche data. That’s exceptionally inexpensive compared with the U.S. overall.
- Beautiful Ohio River setting. Cloverport sits directly on the Ohio River, giving it river views, boating, fishing and a distinctive waterfront atmosphere.
- Very quiet. With only around 1,100 people, it’s a good choice if you want peace and don’t want suburban congestion.
- Strong small-town/community feel. Cloverport has a long history and residents tend to know one another. Even local reviews emphasize the community atmosphere.
- Good for boating and fishing. The city maintains two public boat ramps, and there is a seasonal RV campground.
- Interesting historic character. Cloverport has a historic district, old homes, a restored train depot/museum, and a riverfront walking trail.
- A few local places to eat/socialize. You have establishments such as Riverside Deli LLC and Bert’s Rivertown Grill, plus several small bars/hangouts.
- Basic necessities are available. Lee’s Market and Dollar General provide convenient access to groceries and everyday items.
- Basic healthcare is available locally. Cloverport Health Clinic provides local primary-care access, which is a significant advantage for such a small town.
- Small school environment. Cloverport Independent School District is extremely small, which can mean more personal attention and a tight school community. The district reports 2024โ25 math proficiency of 10% elementary, 12% middle and 15% high school, however, so academic performance deserves careful consideration.
Cons of Cloverport, KY
- Limited employment opportunities. This is probably the biggest downside. The local economy is tiny, and the area’s median household income is only about $41,576.
- Economic challenges. Cloverport has experienced decades of economic decline following the loss of its railroad-related industry.
- Very limited shopping. You won’t have a Walmart, Target, large shopping center, or broad selection of stores in town.
- Limited restaurant selection. There are some surprisingly good local spots for a town this size, but you’ll quickly exhaust the options if you eat out frequently.
- You’ll need a car. This isn’t a walkable, self-contained town in the modern sense. Even though some necessities are nearby, you’ll be driving for many services.
- Limited medical care. The local clinic is useful, but you’ll need to travel for specialists, major procedures and potentially emergency hospital care.
- Schools are a mixed bag. The school has a strong community reputation, but current state data show relatively low academic proficiency in several subjects.
- Poverty/income levels are a concern. The very cheap housing isn’t necessarily because the area is an undiscovered bargainโit reflects the area’s lower incomes and economic challenges.
- River-related considerations. Being on the Ohio River is beautiful, but if you’re buying property, I’d investigate flood-zone status, flood insurance and the property’s elevation carefully.
- Very little nightlife. There are local bars and community hangouts, but this isn’t the place for concerts, clubs or a large entertainment scene.
- Rural infrastructure can vary. If you’re considering a particular house, verify internet, cell coverage, water/sewer and utility costs at that exact address.
