Pros

• Extremely affordable housing. The Census Bureau reports a 2020–2024 median owner-occupied home value of only $86,100 and median gross rent of $794. That’s exceptionally inexpensive for New York.
• Housing is still relatively affordable in the current market. Recent Redfin data puts the median sale price around $131,000, despite prices being up about 19% year-over-year through June 2026
• It’s a regional service center. Olean isn’t just a bedroom community. It’s the retail and employment center for a regional population of roughly 65,000, so you get considerably more services than the city’s population of ~13,500 would suggest.
• Good grocery/shopping situation for a small city. You have Tops Markets, ALDI, Walmart Plaza and locally owned Jim’s Park and Shop and Olean Food Barn.
• Healthcare is better than you’d expect. Olean General Hospital is a regional hospital, and Olean Medical Group provides multiple medical specialties and diagnostic services. C
• Outdoor recreation is a major plus. The Allegheny National Forest is nearby, and the surrounding Southern Tier has abundant hiking, fishing, hunting, camping and scenic areas.
• Decent local restaurant scene. You have established local places such as Beef-N-Barrel, Brother’s Bistro and The Old Library Restaurant. There are also independent coffee/bakery spots such as RocketCup Coffee Company.
• Short average commute. Census data puts the mean commute at only 14.4 minutes.
• Access to higher education. Jamestown Community College has its Cattaraugus County campus in Olean, and St. Bonaventure University is immediately nearby. The presence of both institutions is a real advantage for a community this size.
• Downtown has some character. Olean has been investing in downtown revitalization, and the historic architecture gives it more personality than many similarly sized towns.
• Good choice if you want inexpensive property in New York. Niche currently ranks Olean #22 out of 901 New York places for low cost of living.

Cons

• Population decline is a significant concern. Olean went from 14,452 people in 2010 to 13,937 in 2020, and the Census Bureau estimates 13,508 in 2025—another 3% decline since 2020.
• Low household incomes. Median household income is only about $51,261, while 26.7% of residents live below the poverty line according to current Census data.
• The economy isn’t particularly strong. Olean has some major employers, but historical planning documents identify declining employment, limited in-migration and manufacturing losses as structural weaknesses.
• Crime deserves attention. Niche gives Olean a C+ for crime and safety. Its data show property crime, particularly theft, as a bigger concern than violent crime.  I’d definitely research individual neighborhoods rather than judging the entire city by its overall statistics.
• Schools aren’t a major selling point. Niche gives Olean’s public schools a C- overall, although individual schools can vary.
• Winters are a serious downside for some people. This is Western New York/Southern Tier snow country. If you dislike cold, gray winters and significant snowfall, Olean may be a tough adjustment.
• Limited big-city amenities. Olean has the basics, but you’re not getting the shopping, restaurants, entertainment and cultural options of Buffalo or Rochester.
• Public transportation is limited. The city is very drivable, but not particularly transit-oriented; Apartments.com gives it a walkability score of 40/100 and transit 10/100.
• Older housing stock. A lot of Olean’s housing dates back many decades. That’s one reason houses are cheap—but buyers need to budget for roofs, foundations, electrical, plumbing, heating systems and insulation.
• Cheap housing doesn’t necessarily mean strong appreciation. This is an important distinction. Olean’s recent price growth is encouraging, but long-term population decline and relatively weak incomes could limit appreciation compared with stronger-growth markets.
