- Very inexpensive housing. This is probably Marion’s biggest attraction. Houses can be remarkably inexpensive compared with most of the country. The surrounding Perry County has a 2020–2024 median owner-occupied home value of only $106,600 and median gross rent of $630.
- Historic small-town character. Marion has a historic downtown centered around the courthouse square, with older homes, churches and traditional Southern architecture.
- Marion Military Institute gives the town some identity and energy. Having a college/military institution in a town this small is a meaningful positive.
- Quiet lifestyle. If you want somewhere slow-paced with little traffic and relatively little urban congestion, Marion fits very well.
- Outdoor recreation is excellent for the size of the community. offers hiking, paddling, fishing, wildlife watching and access to the Cahaba River.
- Basic groceries are available locally. and provide everyday grocery options, so you’re not completely dependent on driving to another city.
- Some surprisingly good local restaurants. is a traditional Southern comfort-food option, while adds some variety.
- Primary healthcare is available locally. and other local clinics provide primary/outpatient care.
- Warm climate. If you dislike snow and cold winters, Marion is considerably more appealing than Olean, Wheeling or the Illinois locations you’ve asked about.
- Good location for accessing central Alabama. You’re not in the middle of nowhere; Selma, Demopolis and other communities are within driving distance, and Birmingham is reachable for major-city services.
Cons
- Very small population and limited amenities. This is the flip side of the quiet lifestyle. Shopping, entertainment, restaurants and specialized services are limited.
- Weak local economy. Perry County’s median household income is only about $50,088, with a poverty rate of 16.3%.
- Population has declined over the long term. Perry County had about 30,776 residents in 2010, compared with roughly 29,097 in 2025.
- Limited job opportunities. If you need a broad professional job market, Marion isn’t particularly attractive. Remote work or commuting would make much more sense for many occupations.
- Healthcare is adequate rather than comprehensive. You have primary care locally, but major specialists and advanced medical care will generally mean traveling to a larger city.
- Shopping is limited. You’ll probably travel to Selma, Tuscaloosa or Birmingham for major shopping and many specialty purchases.
- Crime/safety should be investigated at the neighborhood level. I wouldn’t make a blanket judgment about Marion, but inexpensive housing and economic hardship mean I’d research individual streets carefully before buying.
- Schools aren’t a major reason to move here. I’d investigate the specific school zone carefully if you’re moving with children.
- Summer heat and humidity. This is the other side of the mild winter equation. Summers can be hot, humid and stormy.
- Resale/appreciation is uncertain. This is important if you’re buying rather than renting. A $75,000–$125,000 house can look like an incredible bargain, but a declining/slow-growth population can make it harder to resell or achieve strong appreciation.
