Pros
- Very quiet and peaceful. With only ~200 residents, Rio offers genuine small-town/rural living. If you want to get away from traffic and crowds, this is a major advantage.
- Affordable housing. Recent data puts the typical home value around $116,000, although the tiny number of sales means individual properties can vary enormously.
- Strong community feel. A village this small tends to have a much more personal, neighbor-oriented atmosphere than a city.
- Good agricultural surroundings. The area is surrounded by productive farmland, primarily corn and soybeans, with gently rolling terrain.
- Very little traffic. For someone who dislikes congestion, Rio is about as easy as it gets.
- A community park and ballfield. The village maintains a baseball diamond, pavilion, playground and recreational area.
- You do have at least one local gathering place. is a small-town bar and grill on U.S. 150.
- Reasonably good household incomes relative to the size of the community. The 2020 Census reported median household income of $62,500, with poverty affecting about 11.7% of residents.
- Galesburg is close enough to provide additional services. Being only about 13 miles away is a significant advantage compared with truly isolated rural communities.
- Excellent if you want a slower pace. Gardening, acreage, pets, outdoor activities and simply having some breathing room are much more practical here than in an urban environment.
Cons
- It is tiny. This isn’t “small-city living.” With roughly 200 residents, amenities are extremely limited.
- Almost everything requires a car. Groceries, doctors, banking, major shopping, restaurants and entertainment generally mean driving to Galesburg or another nearby town.
- Very limited local employment. Agriculture and small businesses dominate the surrounding area. If you need professional employment, you’ll probably be commuting or working remotely.
- No local elementary school anymore. Rio’s elementary school closed in 2004; students are now served by the ROWVA Community Unit School District 208, with schools located in other communities including Oneida, Wataga and Altona.
- Healthcare is not a local strength. You shouldn’t expect a hospital or extensive medical services in Rio itself. Galesburg becomes important for healthcare and other specialized services.
- Very little shopping or dining. Having one local bar/grill is nice, but you won’t have a selection of restaurants or stores within the village.
- Population is older. Rio’s median age was about 48 in the 2020 Census, and 25% of residents were 65 or older. The broader Rio Township was even older, with a median age over 58.
- Winter weather. Typical January lows are around 14°F, with roughly 25 inches of snow annually.
- Limited resale market. This is an important consideration. In a village with only ~200 people, there may be very few buyers when you’re ready to sell. A cheap house isn’t necessarily a liquid investment.
- Property condition matters enormously. Rural Illinois homes can be inexpensive, but an older house with a failing roof, septic system, well, HVAC or foundation can quickly turn a bargain into an expensive project. Housing – Small
