The Cons

1. The Asbestos Legacy & Ongoing Oversight

   • Libby was home to a vermiculite mine operated by W.R. Grace for decades, which released toxic asbestos dust throughout the valley. It became one of the largest and longest-running Superfund cleanup sites in U.S. history.

      

   • Current Status: The EPA and Montana DEQ completed extensive residential, commercial, and highway cleanups, declaring residential areas vastly safer and delisting several units. However, the mine site itself and nearby forest land remain contaminated. Property owners must coordinate with the local Asbestos Resource Program before digging or doing major renovations.

      

2. Extreme Geographical Isolation

   • Libby is tucked away in the extreme corner of the state. It takes nearly 2 hours to drive to Kalispell or Whitefish, and about 3 hours to Spokane, Washington.
