Sold – Circa 1940 Affordable Home in Clay Center, KS $55K
OHU50K Notes. $55,000 Sold on 8/19/22
The owners of this darling, affordable home decided to work on the outside first. (They front door has to go, though). My husband and I have always worked on the mechanicals first, then the inside, and the outside last. For those who have worked on old houses what projects do you take on first?

This three bedroom, one bath affordable home has loads of potential! The outside was completely renovated in 2019 with new 30 year asphalt shingles and guttering on both the house and garage. Smart siding was installed on the lower part of the house with fresh paint on the decorative upper portion. Beautiful original woodwork and hardwood floors add charm throughout the home. Property is located on a spacious corner lot. Make an appointment to see this property today!

Gosh, it’s adorable! I’d keep that kitchen sink. Looking back, I think I prioritize whatever issue worries me most (rotten wood siding) and whatever is so ugly it depresses me to be around it (scary bathroom). I sort of hopscotch between the two.

My check list starts like this: 1) Roof to stop damaging leaks
2) Electrical system to make safe to run power tools
3) Plumbing for obvious reasons
4) HVAC system for obvious reasons
5) Bathroom remodel
6) Kitchen remodel
7) Whatever will bring code enforcement down on me.
