Pros
- Beautiful mountain setting. This is probably Hot Springs’ biggest advantage. You get Allegheny Mountain scenery, hiking, fishing, boating, biking and access to places such as Lake Moomaw.
- Extremely peaceful. With only about 487 residents, it’s a genuinely quiet rural community rather than a small city.
- Excellent outdoor recreation. Bath County’s mountains and lakes are a major draw, and the area is particularly good for someone who likes hiking, fishing, hunting, kayaking and scenic drives.
- The hot springs are a unique asset. Warm Springs Pools are nearby, while The Homestead provides resort, spa, golf and recreation opportunities.
- Strong tourism economy. The Homestead is a major economic anchor, and tourism generates a significant portion of the area’s employment.
- Good grocery access for such a tiny town. Valley Supermarket IGA provides full-service groceries locally, which is a meaningful advantage over many communities this size.
- Some good local restaurants. You have options such as Country Cafe and Bacova Beer Company, while the resort adds considerably more dining choices.

- It’s really small. This isn’t “small city” living. It’s closer to living in a rural village. Hot Springs itself has only around 500 residents.

- Limited nightlife. A few restaurants/bars exist, but there isn’t anything resembling a conventional nightlife district.
- Very limited career options. Tourism, healthcare, schools, utilities, manufacturing and forestry are important employers, but specialized professional opportunities are limited. The county had only 127 employer establishments and 1,825 jobs in 2023.
- Tourism can drive the local economy. That’s good for jobs but can also mean seasonal fluctuations and a relatively large dependence on the resort industry.
- Healthcare is limited. Bath Community Hospital provides local care, but you’ll generally need to travel for more specialized medical services. This is worth considering particularly if you’re older or have frequent healthcare needs.
- Older population. This is one of the biggest demographic differences. In Hot Springs, about 37% of residents are 65+ and another 36% are 55–64 according to Niche’s current data.
- Not particularly diverse. Bath County is about 89% non-Hispanic White, with relatively little racial/ethnic diversity.
- Car dependent. Public transportation is essentially not a meaningful part of daily life.
- Mountain roads/weather. Snow, ice, steep roads and occasional difficult winter driving can be a bigger issue here than in the flatter Midwest towns you’ve asked about.
- Housing can be deceptive. While countywide housing is affordable, Hot Springs itself has a median owner-occupied value around $260,100, partly reflecting its resort/tourism appeal.
