Pros
1. Affordable housing
This is probably one of Wayland’s biggest advantages. Compared with much of the Northeast, you can generally get a lot of house and land for your money.
If your ideal is:
- detached house
- big backyard
- older character home
- acreage
- garage/workshop
- rural property
Wayland becomes pretty appealing.
2. Very peaceful and rural
You’re getting genuine small-town/country living rather than a suburb pretending to be rural.
Expect:
- farmland
- woods
- hills
- quiet roads
- wildlife
- lots of open space
If you like the idea of waking up to a view rather than neighbors’ houses, this is a major plus.
3. Great access to outdoor recreation
Wayland is near Loon Lake, and you’re also within reach of the Finger Lakes and the larger Southern Tier outdoor recreation area.
You can get into:
- hiking
- fishing
- boating
- kayaking
- hunting
- camping
- snowmobiling
- cross-country skiing
And Stony Brook State Park is only about 15โ20 minutes away, which is a really nice perk.
4. It’s not completely isolated
This is important.
Wayland is small, but you’re not hours from civilization.
Rochester is roughly an hour away, while Dansville and Hornell are much closer for everyday necessities.
So you can have a quiet rural home without being completely cut off.
5. Beautiful four-season scenery
If you like fall foliage, Western/Southern New York can be gorgeous.
You get:
spectacular autumn
snowy winters
beautiful spring
warm summers
The landscape around the Finger Lakes and Southern Tier is particularly pretty.
6. Strong small-town/community atmosphere
Wayland has the sort of environment where community events, local schools, sports and longstanding local businesses matter.
If you want somewhere where people actually know their neighbors, that’s a benefit.
Cons
1. You REALLY need a car
This would be one of my biggest warnings.
Wayland isn’t a walkable little village where you can easily live without a vehicle.
You’ll likely drive for:
- groceries
- restaurants
- healthcare
- shopping
- work
- entertainment
If you’re used to being able to walk to everything, this could get frustrating.
2. Very limited restaurants and entertainment
This is probably the biggest lifestyle drawback.
You’re not going to have:
- tons of restaurants
- trendy cafรฉs
- nightlife
- boutiques
- concerts
- museums
- specialty shopping
For a bigger night out, you’re probably going elsewhere.
Rochester becomes your “let’s actually go do something” city.
3. Healthcare is limited locally
For routine healthcare, you’re generally fine with nearby communities.
But for:
- specialists
- major hospitals
- complicated medical care
- extensive medical services
you’ll probably be traveling toward Rochester or another larger regional center.
4. Winters can be rough
This is Western/Southern New York, so don’t underestimate the snow.
Wayland can get substantial winter weather, and the area is affected by lake-effect snow from the Great Lakes.
If you’re coming from Southern California, this is going to feel like a completely different world.
You’ll need to be comfortable with:
- snow removal
- icy roads
- winter tires
- freezing temperatures
- heating costs
- shorter daylight
5. The job market is limited
If you work remotely, this becomes much less of a problem.
But if you’re looking for specialized professional work locally, your options will be much narrower than in Rochester.
The upside is that Rochester is within commuting distance for some people, although an hour-ish commute each way can become exhausting.
6. It can feel too quiet
This depends entirely on your personality.
