A couple of years ago, this c.1905 fixer was on the market for $59,900. My son was looking for a house near his sister, so we called our realtor about this one. I had already looked through the front door and saw exceptional original details. Our realtor, however, told us that the back of the home’s foundation was collapsing into the North Hogan Creek. The rear yard slopes down to the water. I already knew from my daughter that that whole neighborhood floods, and on occasion is cut off from access to town.

The home never sold, and is now for sale by Indiana Landmarks. They saved the home from the wrecking ball. We looked at another off Hancock, a Dutch Colonial that needed work, but that one did not share the same happy fate (see photo below).  It was a fixer upper, but I didn’t believe it needed to be demolished by any means.

With some investment in retaining walls and a deck, the creekside view and Ohio River access provide a special opportunity. Renovation is underway with art glass repair, new roofing, and interior refinishing already completed. Exterior work including soffit repair and a fresh coat of paint will begin shortly.

Saved from the wrecking ball, this one is almost ready to take on a new life.
