A couple of years ago, this c.1905 fixer was on the market for $59,900. My son was looking for a house near his sister, so we called our realtor about this one. I had already looked through the front door and saw exceptional original details. Our realtor, however, told us that the back of the home’s foundation was collapsing into the North Hogan Creek. The rear yard slopes down to the water. I already knew from my daughter that that whole neighborhood floods, and on occasion is cut off from access to town.

The home never sold, and is now for sale by Indiana Landmarks. They saved the home from the wrecking ball. We looked at another off Hancock, a Dutch Colonial that needed work, but that one did not share the same happy fate (see photo below).  It was a fixer upper, but I didn’t believe it needed to be demolished by any means.

No price has been set yet on #207 Hancock.

Built c.1905 the home at 207 Hanover Avenue shows elements of both Queen Anne and American Foursquare styles, with eclectic features that make the house truly special. From the slight kicks on the roof and dormers, to the shingled end gables, the house is a standout.

Inside a gorgeous wooden staircase with built-in bench is backed by three tall art glass windows. More art glass accents the dining room, including two hinged windows that still open easily. Other great historic features include pocket doors, fireplaces, and a large built-in window seat with storage.

At 2,400 square feet, plus a full attic, there is more than enough room for a family. The house offers 12 rooms, including 4 upstairs bedrooms, 1 full bath, and 2 half baths. With some investment in retaining walls and a deck, the creekside view and Ohio River access provide a special opportunity. Renovation is underway with art glass repair, new roofing, and interior refinishing already completed. Exterior work including soffit repair and a fresh coat of paint will begin shortly.

Saved from the wrecking ball, this one is almost ready to take on a new life.
