Realtor Comments

Take a look at this lovely church building! It has a lovely sanctuary area and beautiful stain glass windows. The church has not been occupied for a few years and will need significant improvements made. This is being sold As-is and the Board of Trustees reserves the right to implement deed restrictions if so desired at time of transfer. No property taxes are collected due to a religious organization, but current tax value is $107, 000. The building will need remediation for moisture and heating and cooling are not currently functioning. This building has lots of potential but will definitely need TLC and repairs.

History

Oak Hill Methodist Church was likely formally established around 1900.

Before the church was officially organized, religious gatherings were held informally in private homes. One notable location for these early meetings was the home of Mr. and Mrs. William McKinney, whose spacious kitchen could accommodate between 75 and 100 people. Makeshift seating was arranged to host prayer meetings and sermons.

As the congregation grew, a log cabin located on what is now McKinney Road became the next gathering place for worship. Eventually, church members began using the Oak Hill County School building for services. This schoolhouse was situated just downhill from where the church stands today.

Recognizing the need for a dedicated house of worship, the community came together to plan and build a church. A building committee was formed, and the plans included a single-room structure with plastered interior walls and a pebble-dash finish on the exterior. The front featured a vestibule, steeple, and belfry. Much of the building materials and labor were donated by the congregation. The first service in the new building took place on Christmas Eve of 1906. By New Year’s Day 1907, the church was fully paid for and ready to be officially dedicated—completely free of debt.

Years later, the original structure was expanded. Six additional rooms were added behind the sanctuary, and this version of the church served the Oak Hill community for nearly half a century.

Pros of Living in Oak Hill, OH

  1. Low Cost of Living / Affordable Housing

    • Housing is much more affordable than many U.S. and Ohio averages. Median home costs are low (some sources report ~$72,700 to ~$86,900 depending on the metric).

    • Rents are relatively low.

  2. Smaller, Close‑knit Community

    • With a population around 1,600–1,700 people, it has a small‑town feel.

    • Many households own their home (homeownership ~70.8%) which tends to lead to more stable neighborhoods.

  3. Relatively Safe / Low Crime in Some Categories

    • Crime (violent & property) is reported to be significantly lower than many national averages in some datasets.

  4. Reasonable Commutes & Transportation (for a small place)

    • Average commute times are modest, around 25–26 minutes when people do commute.

    • Most people drive, so car‑dependent, but that’s typical for many rural or small towns.

  5. Stable Median Age and Demographics

    • Median age is about 43.6 years, which suggests a mixed age distribution—not extremely young, not extremely old.

    • The racial/ethnic makeup is predominantly White (~90+%), which might mean less diversity but possibly more cultural homogeneity depending on what you’re used to.

Cons / Challenges of Living in Oak Hill, OH

  1. Higher Poverty Rate / Lower Income Levels

    • Poverty rate is fairly high: ~18‑19% of people are below the poverty line.

    • Median household income is relatively modest (in the low $40,000s).

  2. Small Size & Limited Amenities

    • Because it’s a small village, there aren’t as many amenities, entertainment, restaurants, or specialized services locally. Many things will require traveling to larger towns. (E.g. limited local public transit options.)

    • Shopping, medical specialties, cultural events are likely more limited.

  3. Declining / Stagnant Population Growth

    • Recent data shows a decline or small decrease in population year over year.

    • That can impact economic vitality and the ability of businesses or public services to expand.

  4. Economic / Industry Diversity is Limited

    • There are not many industries or large employers locally. If you need specialized employment, you may need to commute.

  5. Dependence on Cars / Transportation Constraints

    • Public transportation is virtually non‑existent. Almost everyone drives.

    • Because of that, if you don’t drive, or want walkable access, daily life may be harder.

  6. Housing Market Variability

    • Average home values have some fluctuations. For example, the Zillow Home Value Index shows around $115,588 and a decline over a recent year.

    • Some houses may be older or require maintenance; lower cost homes may come with trade‑offs.

  7. Limited Diversity

    • As noted, demographic data shows low levels of racial/ethnic diversity. That might matter if that’s something you prefer.
