I don’t understand this ‘seller will not do any repairs or provide any inspections’ I see so often on the properties listed for sale here. The buyer has to get an inspection for their mortgage lender to be satisfied; at least, that is how it was when I sold my house last summer.
It almost sounds like they are mad you would even think of having an inspection done? I would not buy a house without having it inspected, but this house looks to me to be in fine shape.
Also, I see a lot of ‘cash only’ and I just wonder what people are thinking? If you obtain a mortgage, the seller gets paid, and you make the monthly payments. Isn’t that the way it’s done?

@ Dorothy – It doesnt say that YOU can’t do inspections. It just means they’re not willing to haggle.

Cash Only typically means they do not think that the property is in good enough shape to be used as colladerial, goes along with there inital buyer wont supply home inspection. You would certainly be advised to have the home inspected before submitting an offer. On this property there has to be a reason for this price, maybe the neighborhood, it is in St Louis, which given the wrong neighborhood could be a very bad place to live.
