Pros of Monticello
- Affordable compared with much of Florida. Niche puts the median home value around $211,000, with median rent around $799. Cost-of-living estimates are also below the national average.
- Much cheaper than most Florida retirement destinations. You’re not paying coastal/Orlando/Tampa/South Florida prices.
- Warm climate. Winters are mild, and you avoid the snow and freezing weather that hurt places like Elmira and Olean.
- Small-town atmosphere. With fewer than 3,000 people, Monticello feels genuinely rural rather than suburban. Niche describes it as a suburban-rural mix, with many homeowners and a sizable retiree population.
- Close to Tallahassee. This is probably one of its biggest advantages. You get small-town living while having access to a much larger city for major shopping, healthcare, airport access, universities, restaurants and entertainment.
- Nice historic downtown. Monticello has a courthouse-centered historic district and the Monticello Opera House, which gives the town considerably more character than a typical tiny rural community. Monticello Opera House
- Better local dining than you’d expect. Places such as Tupelo’s Bakery & Cafe, The Porch on the Green and Mann’s Dog House give the town some personality.
- Reasonable primary healthcare. TMH Physician Partners – Primary Care in Monticello provides local primary care, while Tallahassee is close enough for more specialized services.
- Good outdoor recreation. The rural landscape, nearby lakes, forests and hunting/fishing opportunities are a significant attraction.
- Schools are relatively well regarded. Niche gives Monticello public schools a B, and its overall grade for the town is B+.
- Population has been fairly stable. The town went from 2,589 in the 2020 Census to an estimated 2,788 in 2024. That’s encouraging compared with many of the shrinking Rust Belt towns you’ve been examining.
- Good racial diversity. The city is roughly 53% White and 43% Black according to recent Census-based estimates.
Cons of Monticello
- The local economy isn’t particularly strong. Median household income is only about $46,300, and approximately 23% of residents are below the poverty line.
- Limited local employment. If you aren’t retired or working remotely, the proximity to Tallahassee becomes more important.
- Very small. Don’t expect extensive shopping, nightlife, specialty services or lots of entertainment.
- You need a car. Public transportation is essentially nonexistent for normal daily life; Census-based data show about 78% of workers drive alone.
- Healthcare is adequate rather than comprehensive. Primary care is available locally, but serious or specialized medical needs may mean Tallahassee.
- Hot and humid summers. The warm winters are great, but July/August can be brutally hot.
- Storm risk. North Florida isn’t immune to hurricanes, tropical storms, tornadoes and heavy rainfall.
- Poverty is significant. This is something you would notice more in certain parts of town, so I wouldn’t evaluate a property based solely on the citywide housing numbers.
- Housing prices are moving upward. This is important if you’re looking specifically for bargain real estate. Redfin reported a $255K median sale price in May 2026, up sharply year-over-year, while Zillow’s typical-home-value measure was about $318K. The huge difference between these figures shows how thin and volatile the market can be in a town this small.
- Rental inventory is extremely limited. Realtor.com showed only 2 rental properties in June 2026. That’s a potential problem if you want to rent before buying.
