Pros

• Very affordable housing. A median home value around $158K and rent around $869 are major advantages, particularly compared with much of the country. Niche gives Beckley an A- for cost of living.
• Much more shopping and services than a tiny WV town. Beckley has a substantial retail corridor, including Beckley Crossing Shopping Center, Walmart, Sam’s Club and other major retailers.
• Excellent location for outdoor recreation. You’re close to the New River Gorge region, plus places such as Little Beaver State Park and Lake Stephens RCPRA.
• Appalachian scenery. If you like mountains, forests, hills, rivers and four-season scenery, Beckley is considerably more attractive than flat Midwestern towns like Linton.
• Interesting local history. The Beckley Exhibition Coal Mine and Youth Museum gives the city a strong connection to its coal-mining past.
• Good restaurant selection for a city this size. You have independent spots such as Black Circle Bistro and The Char alongside plenty of chains.
• Better healthcare access than many tiny Appalachian communities. Beckley functions as a regional service center, which is useful if you’re older or have family members who need regular medical care.
• Good highway access. I-64 and I-77 make Beckley a useful crossroads. You can reach Charleston, WV, the New River Gorge and southern West Virginia relatively easily.
• Schools are reasonably good. Niche gives Beckley an overall B for public schools, and Raleigh County Schools receives a B.
• More diverse than much of West Virginia. Census data shows Beckley is about 71% White and 16.5% Black, with additional Asian, Hispanic and multiracial populations. Niche gives it an A- for diversity and ranks it #4 among West Virginia places for diversity.
• Small-city rather than truly rural. You get a quieter lifestyle without being as isolated as Grafton.

Cons

• Crime is the biggest concern. Niche gives Beckley a C- for crime & safety. Its reported rates for assault, rape, burglary and theft are notably above national comparison figures.
  This is one area where neighborhood selection matters enormously.
• Poverty is extremely high. Nearly 29% of residents are below the poverty line, versus about 17% statewide. That’s a substantial economic disadvantage.
• The economy isn’t particularly strong. Niche gives Beckley a C+ for jobs, while median household income is only about $45,826.
• Population decline. The city fell from about 17,286 people in 2020 to an estimated 16,373 in 2025. That’s roughly a 5% decline, suggesting that economic growth isn’t especially robust.
• Drug/addiction problems are a legitimate concern. This comes up repeatedly in local resident reviews, although reviews are subjective and shouldn’t be treated as statistical evidence by themselves.
• Some parts of town look economically depressed. You’ll see a mixture of well-kept neighborhoods and commercial areas alongside poorer/less maintained areas.
• Limited high-paying career opportunities. If you’re looking for a broad professional job market in tech, finance, engineering, etc., you’ll have far fewer options than in a place like Raleigh.
• Entertainment is limited compared with a larger city. There are restaurants, local events and outdoor recreation, but you’ll likely travel to Charleston or farther for major concerts, shopping or cultural events.
• Housing can be deceptive. $100K–$150K houses can look like incredible bargains, but some older Appalachian properties may need substantial work. A thorough inspection is important.
• Hills and winter weather. The terrain is beautiful but can make driving and walking more difficult, particularly during snow/ice events.
• Not especially walkable. Beckley is much easier with a car, despite being more compact than a major city.
