OHU50K NOTES
OHU50K NOTES $46,900. $39,900 Off Market
Such an adorable cottage! It sits on a corner lot with some views. It is located in Hickman (pop. 2,395), a small town nestled under and over the bluffs of the Mississippi River in the far western part of Kentucky. Mark Twain once called Hickman “The Most Beautiful Town On The Mississippi.”
I was surprised to see that the home is 2,424 sq ft,. The size is deceiving from the exterior, but it features 3 bedroom 2 baths living rm, dining rm, sunroom, kitchen. Master bedroom has a sitting rm. Upstairs has 2 large bedrooms and walk thru storage. New flooring in the kitchen. Full basement. The Air conditioner does not work, The property is selling AS IS. It is on the side of the Bluff, but in August 2021, the owner reported to OHU50K that the bluff that the house is on, at least at her house, has not changed. She stated, “There are a lot of trees that hold it up. There has been no washing out or sinking. There is some exterior damage behind the house on the northeast corner.”
This house is distinctive in quality of workmanship & materials as well as the design and function. The main level features a living room, dining room, sun room, eat-in kitchen, master bedroom with sitting area & bath. The upstairs has 2 large bedrooms with spacious closets, a bath & a storage area that extends the length of the house. A walk out basement provides access to plumbing, laundry & storage areas. A carport provides protection for 1 car.

Family History
The brick home was built by the Hale family who curiously owned the Hale Lumber Company. U.S. Census records indicate that the home was constructed sometime before 1920, not 1940 as the realtor states. Ben G. Hale and his wife, Annie, resided here with their children Guy and Warwick. Ben had been in the lumber business for 58 years before his death in 1970. It appears that Guy continued to live in the home until the 1990s.

Is there any structural damage and do you have a basement

You will need to contact the realtor whose link is provided on the post. From what I hear, the house is located on the bluff, and some of the land on the bluff is sinking.

I have lived in this house 10 years. It does have a full basement. And the bluff that I am on at least at my house has not changed. There are a lot of tress that hold it up. There has been no washing out or sinking. There is some exterior damage behind the house on the northeast corner. That has not changed. You can call the Realtor,
Pat , on Realtor.com Jim Martin and asso. Her cell phone # is (270) 236-3629. She has pictures of all the damage.
