- Very cheap housing. This is Massena’s biggest attraction. Houses can be remarkably inexpensive compared with most of New York, and it’s possible to find substantial older homes for well under $150,000.
- Low cost of living. Everyday expenses are generally manageable, especially housing.
- Outdoor recreation is excellent. The St. Lawrence River, Raquette River, nearby lakes, hunting areas, and Adirondack region provide excellent fishing, boating, hiking, snowmobiling, and camping.
- Waterfront location. Massena is right on the St. Lawrence River and close to the Thousand Islands region, giving it much more recreational appeal than many inexpensive upstate towns.
- Near Canada. The Canadian border is right there, providing access to Ontario/Quebec for shopping, recreation, and travelโalthough crossing the border isn’t as effortless as traveling within the U.S.
- More amenities than a tiny rural village. Massena has supermarkets, restaurants, retail stores, schools, healthcare, banks, pharmacies, and other basic services.
- Local healthcare. Massena Hospital provides local medical care, which is an important advantage given the town’s remote location.
- Low traffic. Getting around town is easy, with little congestion.
- Strong outdoor-oriented lifestyle. If you enjoy fishing, hunting, boating, snowmobiling, ice fishing, or hiking, the area is particularly appealing.
- Four-season recreation. Summer is good for water activities; winter brings snowmobiling, skiing, snowshoeing, and ice fishing.
- Historic/industrial character. The town has a long industrial history tied to the St. Lawrence Seaway and power generation.
Cons
- Very harsh winters. This is probably the biggest lifestyle drawback. Expect heavy snow, freezing temperatures, ice, and long stretches of winter weather.
- Extremely remote. Massena is much farther from major American cities than most of the towns you’ve asked about. Syracuse is several hours away, and Albany/Buffalo are even farther.
- Weak job market. There are manufacturing, healthcare, education, government, retail, and utility jobs, but the overall economy is limited.
- Population decline. Massena has lost population over the long term, reflecting broader economic problems in northern New York.
- Limited career opportunities. If you’re looking for specialized professional work, you’ll have significantly fewer options than in Albany, Syracuse, Rochester, or Buffalo.
- Limited entertainment. Restaurants and basic activities exist, but major shopping, concerts, professional sports, and nightlife require a long drive.
- Healthcare limitations. The local hospital is valuable, but specialized care often means traveling substantial distances.
- New York taxes. This is a major consideration. Very cheap homes can come with relatively high property taxes, and New York’s income-tax burden can also matter.
- Older housing stock. Many cheap homes are older and may require significant work, particularly roofs, heating systems, windows, insulation, plumbing, and electrical systems.
- Economic stagnation. Cheap property doesn’t necessarily mean a good investment. Population decline and limited demand can make resale/appreciation unpredictable.
- Gray/cloudy weather. Northern New York gets long periods of overcast winter weather in addition to the snow and cold.
- Border considerations. Being near Canada is an advantage, but you can’t treat the Canadian side as though it were simply the next county. Border crossing requirements and wait times can affect how useful that proximity is.
- Some industrial/environmental considerations. Because Massena has historically been an industrial community, I’d investigate the specific property’s proximity to industrial facilities and its environmental history.
