Realtor Comments

🙂 Walking through, you will see tons of things are ok, and the bedrooms have great closets and the house has other great closets throughout the house including the kitchen, etc. And the foundation in the basement is fine. Additionally, the roof has been patched in places where water fell through.

The Pros

  • Unbeatable Housing Affordability: Decatur’s cost of living sits roughly 20–25% below the national average.Housing is exceptionally inexpensive, with median home prices sitting around $100,000–$120,000. It is a market where buyers can get significant square footage, historic character, or acreage for a low cost.

  • Lake Decatur & Outdoor Recreation: The 2,800-acre Lake Decatur is a focal point for the city, offering boating, fishing, sailing, and waterfront parks. The Decatur Park District maintains a strong park system, including Scovill Zoo, Fairview Park, splash pads, and public golf courses.

  • Strong Manufacturing & Agribusiness Base: Decatur hosts major global operations like Archer Daniels Midland (ADM), Caterpillar, Tate & Lyle, and Mueller Co. These industrial giants provide steady blue-collar, engineering, and manufacturing job opportunities uncommon for mid-sized towns.

  • Higher Education & Cultural Anchor: The city is home to Millikin University, a private university known for fine arts, business, and nursing, as well as Richland Community College. Millikin brings collegiate theater, musical performances, and sporting events to the area.

  • Central Illinois Location: Decatur sits centrally between several larger regional hubs, making commutes or weekend trips manageable:

    • Springfield (State Capital): ~45 minutes west

    • Champaign-Urbana (U of I): ~50 minutes northeast

    • Bloomington-Normal: ~50 minutes north

    • St. Louis / Chicago: ~2 to 3 hours away

The Cons

  • High Crime Rates: Decatur experiences high crime metrics relative to national and state averages, particularly property crimes and incidents of violent crime in specific neighborhoods. Careful research into specific areas (e.g.,West End vs. other sectors) is necessary when evaluating
