Pros

• Extremely affordable housing. The median owner-occupied home value is around $94,000, and median rent is roughly $717/month. That’s one of Greenview’s biggest advantages.
• Low cost of living. Estimates put overall living costs roughly 16–18% below Illinois/the national average, largely because of very inexpensive housing.
• Quiet and peaceful. With fewer than 1,000 residents, this is genuinely small-town living. Residents describe it as friendly and close-knit, where people tend to know one another.
• Close enough to Springfield. Being roughly 20–25 miles from Springfield is a major advantage—you can live in a tiny town without being completely cut off from a larger city’s shopping, healthcare, employment and entertainment.
• Low poverty compared with many small towns. One recent estimate puts poverty around 9%, which is relatively favorable.
• Decent local community infrastructure. There is a community center, civic association, annual Labor Day celebration and local senior/community meal program.
• You have a few useful businesses right in town. Dollar General provides basic necessities, while Casey’s offers fuel, convenience items and pizza.
• Some recreational options. Greenview Park provides a central community park, and there’s also Country Hills Golf Course nearby.
• Rural surroundings. If you like farmland, open space, hunting/fishing and country roads, Greenview has the setting.

• Reasonable household incomes relative to housing costs. Median household income is about $63,600, while housing is exceptionally inexpensive.

Cons

• It is very small. Around 900 people means limited businesses, limited social opportunities and a small pool of local services.
• You’ll rely heavily on a car. Greenview isn’t a place where you can easily walk to everything you need. AreaVibes gives it an F for amenities/commute-related factors.
• Shopping is extremely limited. The local Dollar General and Casey’s are useful, but for a full grocery selection, major retail, specialty stores, etc., you’ll generally head toward Springfield or another nearby community.
• Healthcare is limited. A village this small doesn’t have the medical infrastructure of Springfield, so you’ll likely travel for specialists and some routine services.
• Entertainment/nightlife is minimal. Niche gives nightlife a C, and realistically you’re looking at a few local gathering places rather than a broad entertainment scene.
• Schools are mixed. Niche gives the public-school system an overall C; Greenview Elementary gets a B while Greenview Junior/Senior High gets a C-.
