Pros of Olean
- Very affordable housing. The Census puts the 2020โ24 median owner-occupied home value at just $86,100, and median gross rent at $794. Current market prices are higher than that historical Census figure but still inexpensive: Redfin reports a median sale price around $120,000 in 2026.
- Low cost of living for New York. Multiple estimates put Olean below the national average, with housing particularly inexpensive. Salary.com’s 2026 estimate puts overall costs about 7% below the national average.
- Much more convenient than a tiny rural town. You have supermarkets, restaurants, pharmacies, big-box retail, medical offices, and other everyday services within the city. For example, there are Tops, ALDI, Walmart, and locally owned grocery stores.
- Good healthcare for a small city. Olean General Hospital is a full-service community hospital, and Olean Medical Group provides a range of primary-care and specialty services.
- Outdoor recreation is excellent. You’re surrounded by the hills and forests of southwestern New York, with the Allegheny National Forest just across the Pennsylvania border. Hiking, hunting, fishing, camping, kayaking, and snowmobiling are major advantages.
- Decent restaurant scene for its size. You aren’t stuck with fast food. Places such as Beef-N-Barrel, Brother’s Bistro and Century Manor Grillhouse give the city some legitimate local dining options.
- Short commutes. Census data puts the average commute at only 14.4 minutes.
- College-town influence. Nearby St. Bonaventure University brings some younger people, events, and cultural activity to an otherwise older/rural region.
- More diverse than many small upstate NY towns. Niche gives Olean a B for diversity, although the city remains predominantly white according to Census data.
- There is an actual downtown. Olean has historic architecture and a traditional downtown rather than being purely strip malls and subdivisions.
Cons of Olean
- Population is shrinking. Olean went from about 14,452 people in 2010 to an estimated 13,508 in 2025, a roughly 3% decline just since 2020. This is one of the biggest long-term concerns.
- Low incomes. Median household income is only about $51,261, versus roughly $80,734 nationally. Poverty is also high at 26.7%.
- Schools are a mixed bag. This is probably the biggest concern for families. Niche gives the public schools an overall C-, while individual school ratings vary considerably.
- Crime isn’t Olean’s strongest point. Niche gives the city a C+ for crime and safety. Its property-crime numbers are particularly less favorable than the national comparison.
- Winters are serious. This is western New York. Expect substantial snow, gray skies, freezing temperatures, and winter driving. Niche gives Olean a C- for weather.
- Limited big-city amenities. Buffalo is roughly 1โ1ยฝ hours away, so major concerts, specialty shopping, international flights, major museums, etc. require a drive.
- Job market is regional rather than metropolitan. There are healthcare, education, retail, manufacturing, and service jobs, but someone pursuing a highly specialized career may find the market limiting.
- Some parts of town have economic decline/vacancy issues. A New York State downtown revitalization assessment identified declining population, limited in-migration, relatively low employment/incomes, and vacant retail properties as challenges.
- Rental inventory can be thin. Although rents are inexpensive, the number of available units is not huge. Zillow showed only about 10 available rentals in its July 2026 snapshot.
