New York Fixer Upper – Under $25K Deal of the Day

This week we will try to find an interesting property $25K or less, one each day. The 1940 build date of this New York fixer upper is way off. Set on 0.68 acre opposite the St. Regis River, the tin ceilings, walls and stage speak to me of perhaps an old Masonic lodge. We put an offer in on one years ago in New York with an interior much the same. (I’m glad we didn’t get it, because it had about a foot of pigeon poop all over the floor.) Or featured building likely had multiple uses over time, namely a Masonic lodge, workshop, warehouse, town meeting place, etc.
The building is located in a tiny hamlet called Helena. A new bridge over the river was completed in 2021.

This is an older building that is zoned residential but at one point was considered commercial per county documents. Upstairs there is a large room that was once used for plays. The stage is still there as well as hardwood floors and tin on the ceiling. Downstairs is divided up but really has no living space and there is no bathroom. The building is being sold As Is and includes all of the items inside and outside of the building with the exception of the vehicle on premises. That will be removed as soon as possible.
