It is always interesting to see what recently sold old houses under $50K have sold for. I mean, how low they can go? Well, one house below went for asking price, but many sold for considerably less. A Massachusetts home sold for less than 25% of its original asking price. See for yourself.

Located on a lovely road in the pleasing, low crime town of McDavid, Florida, this c.1930 fixer upper sits on 1.3 country acres. What do you think the building’s original purpose was? I haven’t been able to find out, but I’d guess maybe a filling station/living quarters.

FYI: Homes for sale in McDavid have a median listing price of $169,000 and a price per square foot of $107, so this fixer upper might be a good investment if the price can be reduced some more.

A fixer upper with a rich history.

After the Native Americans were removed to a reservation in Kansas,  their land in the western part of Monroe County, Iowa, was divided. William Highland selected a grove as his future home in May of 1843 where he built a log cabin for himself and his family. About the same time Adam Toole, John Frost, and John Vance made claims in the vicinity, and the place became known as Toole’s Point. This is the home of Adam Miller Toole (1794-1877) and his wife Susan Hamilton (1800-1860).

When Toole signed the deed for his original 40 acres, he signed his last name with the “e” at the end. Later the “e” was dropped. Toole was a gentleman farmer and was appointed postmaster of Tools Point in 1849. He and Susan raised six children.

The home needs significant work, and now sits on just little more than a third of an acre, but what a wealth of history behind it. The Tool name is well-known in the area, and Tools Point Park is around the corner from the home.

This c.1837 stone house is officially listed as the oldest house still standing in Clinton, Iowa. Known as the Harold Whitmer House, the fixer upper was built by John New out of with 8″ x 10″ hand hewn beams and two-foot thick native limestone walls . It originally had two above ground level rooms with more rooms were added over time.

The pre-Civil War home also served as an underground railroad station for escaped slaves traveling north. Its secret spot was a cistern in the sub-basement. In the main basement sits Clinton’s first telephone jack.

Over the years, the fixer upper has been owned by a Mrs. Aiken who operated a ferry service in town, a woodworking firm, and a trucking company.

We rarely find an old house under $50K in Nevada ~ even a fixer upper. So when we do come across one, we feel compelled to feature it.

As you can see, this c.1930 cottage needs a new roof, but both the exterior and interior have potential. The windows, hardwood floors, built-in and fireplace are attractive, as are the neighborhood’s low-crime rate and low taxes.
