OHU50K NOTES What’s this? A cute cottage in a good, low crime neighborhood for under $11,000? Yes, this handyman special in Parsons, Kansas, needs plenty of work, but hardwood floors, built-ins, detached garage, super low taxes and a sweet exterior are nothing to sneeze at.

13940 Church Rd, Berville, MI 48002      $49,900 Sold for $23,500

OHU50K NOTES

The motivated seller has had this c.1910 church for sale in quiet Berville, Michigan, for quite a while now. The interior is gutted and is ready to be converted into a great home.

As denominations dwindle and coffers run dry, many church communities are forced to sell off their places of worship. In fact, an astounding 6,000 to 10,000 churches close their doors each year in America. Rather than see these buildings go vacant and fall into decay, creative buyers have the chance to own one of these beauties. This one sits on a bucolic quarter acre and boasts its original bell tower and bell. Low taxes and virtually no crime neighborhood.

Wow, a house under $50K in Montana! The c.1900 fixer upper Victorian dollhouse boasts stained glass windows, hardwood floors and curb appeal. Although when one thinks about Montana, one usually imagines wide open spaces, this sweet home is located on a small lot on a street of similar small, older homes. The Anaconda Mountain Range, however, can be seen from the house, and forestlands, lakes and recreational areas are a short distance away. Plus, taxes and crime are relatively low.

26408 Main Street Ext, Crisfield, MD 21817   $34,900 SOLD FOR $33,000

OHU50K NOTES

Where country meets the sea and affordable houses are still aplenty ~ that is the Delmarva Peninsula. This c.1925 foreclosure in the quaint fishing village of Crisfield, Maryland, is a few blocks from the only Family Dollar store I know of with a water view. Situated on a beautiful tree-lined street of well-kept homes, you couldn’t ask for a better neighborhood, even if the home was five times the price.

Although the attic looks dry, the home apparently needs a new roof. There are so many original original features to love about this house, though, not the least of which is the original kitchen cupboards and old porcelain sink. The diamond patterns in the hardwood floors, front door, stairs tucked away in an alcove, natural woodwork and fireplace are wonderful as well.

Of course, Crisfield is known for flooding, so prospective buyers will need to perform due diligence.

This c.1920 brick fixer in South Dayton, New York, is one of those old houses that just inspire me to gather up my tools and set to work. In my mind’s eye, I see how glorious it can become.

Set on a corner lot in a virtual no-crime neighborhood of older homes, the house is chock full of natural woodwork. The absence of kitchen photos indicates a new kitchen is most likely needed and New York taxes are high, but my creative juices are flowing with this one.

OHU50K NOTES

This c.1883 Victorian foreclosure is located in Savanna, Illinois. Despite it being about a third of a mile from the Mississippi River, FEMA maps indicate it is in an area of minimal flood hazard.

The home has lots of light pouring through its bay windows. French doors, fireplace, clawfoot tub, update kitchen and detached two-car garage with screened porch all for under $25K. Fix up the second floor kitchen and perhaps an in-law apartment is on the horizon.

OHU50K NOTES

As far as a fixer upper goes, this one has plenty of beautiful original details. Located on a tree-lined street of older homes in Columbiana, Ohio, the c.1870 Victorian has managed to retain its gorgeous exterior elements as well as its exquisite fireplace mantels, moldings and staircase over the last 150 years. We don’t usually find such unique woodwork in old houses at this price point.

OHU50K NOTES

If you like the quiet country life, this c.1900 fixer upper in Merritt, North Carolina, is the place to be. Such a pretty spot. You will need plenty of bug spray in this neck of the woods, but living on a rural peninsula in Coastal Carolina sounds good to me. Countryside and water. Boating and fishing opportunities are nearby, with shopping about 20 minutes away in New Bern, the birthplace of Pepsi Cola.

If you happen to be in the area, visit the actual site where Pepsi-Cola was first invented by Caleb Bradham in his pharmacy in 1898. Some beautiful churches conduct tours in town, also.
