  • Low traffic. Daily life is considerably less stressful than living in a major metro.
  • Community feel. A small population means local events, churches, schools, and civic organizations can play a meaningful role in community life.

  • Crime varies by area. I wouldn’t assume the entire town is equally safe. Check the specific neighborhood and property location before purchasing.
  • Hurricanes and tropical storms. You’re far enough inland to avoid some of the worst coastal exposure, but hurricanes can still bring heavy rain, wind, flooding, and power outages.
  • Hot, humid summers. South Carolina’s climate is a major advantage in winter but a disadvantage in July and August.
  • Flood risk. If you’re looking at property near the Pee Dee River or other waterways, check FEMA flood maps and the property’s historical flooding/insurance situation.
  • Population/economic growth is limited. Don’t expect the kind of rapid appreciation seen in parts of the Charleston, Greenville, or Charlotte areas.
  • Entertainment is limited. If you want nightlife, concerts, upscale restaurants, or extensive shopping, you’ll be driving elsewhere.
