c.1883 Fixer Upper Queen Anne in Elmira, NY Under $100K

OHU50K NOTES

This home is a brick Queen Anne style beauty on a corner lot on a street of lovely older homes.  Note its irregular roof lines with multiple gables, arched windows, boldly paneled chimneys, butt bays, and brick panels in a checkerboard design of the front façade. As you can see from the blueprint below, the porch isn’t the original porch and the side, second story sleeping porch has been removed. The home needs loads of work, but what a stunner it could be!

Several years ago the house was put on the Seven to Save list of the Preservation League of New York State in recognition of its quality and importance to the architectural heritage of Elmira. The residence sold for $8500 at a tax sale in 2013 and in 2017 was purchased  for $49,500.

Family History

This c.1883 was designed by prominent local architect Joseph H. Pierce of the firm Pierce & Bickford, and built by contractor Jacob Allington & Sons for German immigrant Sampson J. Friendly (1843-1919). Mr. Friendly was a real estate investor and merchant and manufacturer of shoes and boots with his nephew under the business name S. J. and M. Friendly at 213 Baldwin Street. Apparently Sampson was none too pleased about his property’s tax assessments, as you can read in the article below. Friendly and his wife Sarah Goldstein Friendly (1859-1924) were childless but lived in the home with Sarah’s father and a servant. The couple enjoyed living in the residence for over 30 years.

REALTOR COMMENTS

Truly incredible Turn of the century Pierce and Bickford mansion. Home is currently un-inhabitable. No Heat, water not connected, no functional bath or kitchen but ready to restore! Be a party of this districts revitalization! Beautiful second floor views of the river. Amazing natural mahogany woodwork. Wonderful stained glass. Large rooms with pocket doors and beautiful fireplaces and built-in’s. Incredible barn would need serious structural work. Newly restored porch. Incredible newer roof with copper valleys and ornamentation. Could become a show piece of our historic district!

Omigosh, what an incredibly beautiful house! And a lovely view. I fervently hope that someone with the money, skill, and patience adopts this treasure and does right by her.

What an amazing property!!! This would make a truly remarkable B&B or single family home. My hope and prayer is someone will purchase and restore this beauty to it’s original (if not better) splendor!! If it were closer to me I’d love to take it under wing and see to it’s restoration.

Elmira is a typical Upstate NY town/city. But even I could
Love there with a house like this. The stained glass, woodwork, fireplace mantles and beautiful large front yard area… perfect for a Victorian flower garden… I’m in love 💕💕🌼🌼
