2 bed 1 bath home on a nice corner lot. This home offers plenty of parking space with the driveway in the back and street parking. This property has a metal shed in the backyard. The carport will not stay with the property. It would be a good investment property. Selling as-is. Call for a private showing.

Family History

From about 1905 to about 1923, this was the home of John Alexander Cardin (1870-1923). Alex, as he was known, was of American-Indian descent and worked as a tool man in a railroad shop. He lived in the home with his wife, Martha Ella Kenoyer Cardin (1869-1955) and their son Fred Cardin, who became a well-known violinist. You can read all about him here at Find-A-Grave.

Sadly, The Cardins lost their second son, Guy, at two years old.

Location of This Affordable Kansas Home For Sale

Parsons, Kansas, is a small city in Labette County, located in the southeastern part of the state. With a population of around 10,000 people, Parsons is known for its agricultural and industrial background, as well as being a regional center for healthcare and education. The town has a rich history and offers a balance between rural living and small-town amenities.

Pros of Living in Parsons, KS:

  1. Affordable Cost of Living: Parsons has a very low cost of living, especially in terms of housing, which is significantly more affordable than in larger cities. This makes it a great place for individuals or families looking to live comfortably on a budget.
  2. Tight-Knit Community: As a smaller city, Parsons offers a close-knit community where residents tend to know each other. This fosters a sense of belonging and support, which can be appealing to those who value a strong community atmosphere.
  3. Local Healthcare and Education: Parsons is home to Labette Health, a regional hospital, which provides healthcare services to the area. Additionally, Labette Community College offers educational opportunities and contributes to the local economy and culture.
  4. Outdoor Recreation: Parsons has a number of parks, trails, and outdoor areas for recreation. Nearby Big Hill Lake and other natural areas provide opportunities for fishing, hiking, boating, and camping.
  5. Quiet and Safe Living: Parsons has a slower pace of life compared to larger urban centers, making it a great place for those seeking a peaceful environment. The crime rate is relatively low, contributing to the town’s reputation as a safe place to live and raise a family.

Cons of Living in Parsons, KS:

  1. Limited Job Opportunities: While Parsons has some industrial employers, healthcare facilities, and educational institutions, the overall job market is limited. Many residents may need to look for employment in surrounding areas or commute to nearby towns.
  2. Lack of Major Amenities: Parsons offers basic services and amenities, but for larger shopping centers, entertainment venues, and specialized healthcare, residents often need to travel to larger cities like Joplin, Missouri, or Tulsa, Oklahoma, both of which are about an hour away.
  3. Small-Town Isolation: For those accustomed to a more vibrant social scene or urban lifestyle, Parsons might feel somewhat isolated. Social and cultural events are fewer in number, and young professionals may find limited networking opportunities.
  4. Seasonal Weather Challenges: Parsons experiences hot, humid summers and cold winters, along with the possibility of severe thunderstorms and tornadoes, common in this region of Kansas. This weather can be a drawback for those unaccustomed to such seasonal extremes.
  5. Population Decline and Economic Challenges: Like many rural areas, Parsons has faced population decline over the years, which can impact the local economy, school funding, and community vibrancy. Economic development may be slower than in more urbanized areas, leading to fewer resources and opportunities.

Summary:

Parsons, Kansas, offers a quiet, affordable lifestyle with a strong sense of community and access to basic amenities like healthcare and education. It is ideal for families, retirees, or anyone seeking a slower pace of life in a safe, rural setting. However, limited job opportunities, the need to travel for certain services, and potential isolation may be challenges for those seeking more economic and social opportunities or a faster-paced, urban lifestyle.
