Family History

This house was built for Wilbur Orlando Maddux (1858-1932) and his second wife Mary Crawford Maddox (1859-1929). Wilbur was a merchant in the coal industry. The couple lived in the home with Wilbur’s adopted daughter, Berta, who was teacher in the Xenia public school system, his nephew, Lott Cramton, and father-in-law, Abraham Cramton. About 1915, Wilbur sold the house to move to a farm in Cedarville.

Location of This Ohio Fixer Victorian Cottage For Sale

Here are the pros and cons of living in Xenia, Ohio:

Pros:

  1. Affordable Cost of Living: Xenia offers relatively affordable housing and a lower overall cost of living compared to larger Ohio cities, making it an attractive option for families and retirees.
  2. Proximity to Dayton: Located about 15 miles from Dayton, Xenia offers easy access to a larger city’s amenities, including shopping, entertainment, and job opportunities, without the high cost of city living.
  3. Outdoor Recreation: Xenia is known for its extensive bike trails, being part of one of the largest paved trail networks in the U.S. The city also has parks, including Shawnee Park, offering various outdoor activities.
  4. Strong Sense of Community: Xenia has a small-town feel with local events, festivals, and a welcoming atmosphere, providing a close-knit community experience.
  5. Historical Significance: Xenia has a rich history, dating back to the early 19th century, and features several historical sites and museums, adding cultural value to the area.

Cons:

  1. Limited Job Market: While Xenia is close to Dayton, job opportunities in the immediate area may be limited, particularly in specialized or high-paying fields. Many residents commute to nearby cities for work.
  2. Weather: Xenia experiences typical Midwestern weather, including cold, snowy winters and the potential for severe storms, including tornadoes, as the city is in an area prone to them.
  3. Limited Nightlife and Entertainment: Xenia has fewer dining, shopping, and entertainment options compared to larger cities, so residents often travel to Dayton or other nearby cities for more variety.
  4. Aging Infrastructure: Some parts of Xenia have older infrastructure and homes, which might require renovation or upkeep.
  5. Public Transportation: Public transportation options are limited, and most residents need a car for daily commuting and errands.

Xenia offers affordability, outdoor activities, and a strong sense of community but faces challenges with a limited job market, weather, and entertainment options.
