Under $75K Thursday ~ c.1870s Second Empire in Gowanda NY Under $60K ~ Sold

57 N Chapel St, Gowanda, NY 14070     $59,900 ~ Sold for $52,500

Since I visited my sister in her new digs in Raleigh, North Carolina, last summer, I have been in love with the Second Empire style of architecture. Raleigh’s Oakwood Historic District boasts gorgeous specimens of the style.
This Second Empire on Chapel Street in Gowanda, New York, is somewhat smaller than Raleigh’s, but still captures my heart. You can read the realtor comments below for a description, but I will furnish you with a bit of historical background of the property first.
Of course, the realtor’s 1940 build date is just plain foolish. The build date is more likely somewhere in the 1870’s range. According to the 1900 US Census, Byron L. Kimble (1847-1935) resided here with his wife Deborah and niece Emily Akins. Kimble started out as a traveling salesman, but had settled down as a dry goods merchant by 1900. Not only did he run a successful business, but he was very active in village affairs.

If you’ve ever wondered what the inside of this Second Empire house looks like, prepare to be pleasantly surprised! This gem just needs some shine to really wow you! Stunning 12.5 foot ceilings throughout the first floor with hardwood floors, incredible molding and details you don’t often see anymore! Kitchen in the back w/ bonus rm, 1/2 bath, formal dining rm, living rm & 2nd bonus sitting/family rm. Front foyer has gorgeous staircase that runs right up to the widow’s peak! The 2nd floor is so spacious with 4 bedrooms, full bath & 2nd floor laundry! Roof & furnace both less than 10 yrs old, updated electric service less than 15 yrs old. Full basement is in great shape, double lot gives you a ton of space outside and it has a spacious 2 car detached garage w/ woodstove. Showings start on Wed, Jan 22nd
