Save this old house. Here is a c.1850 home that needs a savior. OHU50K first featured this home back in 2019. Apparently, a half acre was sold off for $2,500, because the original listing (a for sale by owner) showed 1.5 acres. So, due to the hot real estate market, the property is currently on the market for the increased price of $64,900 with a half acre less.

According to the owner, ” Own a piece of history. This is one of the most highly coveted homes in the area  ~ The Old Granville Exchange House aka Bailey Corners Hotel. The home has great bones. It has been checked over by three well qualified contractors all of whom said the same thing, the home is sound, and worth saving, but needs a full gutting and restoration.

The Granville Exchange House, as it was formally known, was built in 1850?s by Jefferson Thomas Bailey who went by J.T. Bailey and his wife Sara. The house is often called the Bailey Corners Hotel, The Hotel at Bailey Corners or the Bailey Hotel by many locals even though that was not its formal name.

J.T. Bailey was a farmer and the proprietor of the Granville Exchange House. It is said that the small addition off the back had 17 rooms alone. The house currently features 3 full floors, the first floor has a dining room, kitchen, living room, sitting room, bathroom, and bedroom, the second floor contains bedrooms, and the third floor contains grand ballroom with barrel (arched) ceiling. The house sat vacant for about 7 years, and then on June 13, 2018 an EF2 Tornado did severe damage to the house, ripping the roof off the home, exposing it to elements. Sadly damage was done to the house as a result which required a full gut job and mold mitigation.”

The home is 3804 square feet not including the basement. There is a hand dug rock lined well in the basement that is said to produce the best water ever tested in the county, as well as a drilled well and 1000 gallon septic tank.

The house is on 1.5 acres of land and has amazing views, a small stream (no flood risk) runs behind the property and forms the back property line. There is enough R21 insulation to do all exterior walls of the house included in the sale as well as 1000 foot of 12/2 romex wire, 1000 foot of R14/3 romex wire, hardwire with battery backup smoke and carbon monoxide alarms for the entire house, electric boxes for said smoke alarms, brand new 200 amp electric panel, with breakers. There is a separate 100 amp electric service with full breaker box, manual shutoff switch, and RV outlet installed on the back of the property suitable for mobile home installation or RV. Ozone machine and peroxide/vinegar included for further mold shock treatment if you want it’s been treated with ozone shock treatment as well as Peroxide and Vinegar to industry standards.
