Update: This c.1947 fixer upper has been reduced $10,000 to $42,000. It is located in a great neighborhood of Duncan, Oklahoma. The stately home features hardwood floors, built-ins, fireplaces, large sunlit rooms and a workshop.
Thanks to reader and old house lover Heather Hobbs, we also have an update on the condition of the home. She sent a contractor to the property for an inspection and quote on the repairs required, and here are her results.
“It has mold in the basement and he said flood lines up to 4 feet high on the walls. The grade of the entire yard needs to be fixed to stop the flooding. That’s not the big problem though. The entire framing of the house has dry rot and needs to be replaced. All of the windows need to be replaced (mold and rot) and there is no insulation. The basement I was told is not safe if there is a tornado, so a safe room needs to be installed. When I spoke to the realtor prior to the inspection, he said it had good bones and needed maybe $30-$40k for the basic repairs. The contractor said minimum of $120k and that’s not including the cosmetic things (which we intended to do on our own.”
The house is still on the market.
