Realtor Comments
Rarely does a property offer this combination of history, setting, and opportunity. Located just a half mile from downtown Waterbury, this picturesque one-acre parcel overlooks Crossett Brook and is framed by mature trees in one of Central Vermont’s most sought-after locations, with easy access to I-89, Stowe, Sugarbush, Mad River Glen, and all the recreation and amenities the Mad River Valley has to offer. Believed to have been built in 1890 as the residence of the foreman of the nearby sawmill, this historic home is ready for its next chapter. Rich with original character and architectural detail, the structure will require a substantial renovation, but for the right buyer, that’s where the opportunity begins. Whether your vision is to thoughtfully restore its historic character, create a distinctive Vermont retreat, or explore new possibilities for the site, this property offers an exceptional canvas, subject to any necessary approvals. The current owner, an architect, has already done much of the early legwork. Existing drawings, conceptual design studies, completed test pits identifying both its current primary and a backup septic location for potential expansion, and a drilled well provide valuable resources for future planning. Municipal water is also available nearby. Architectural design and project coordination services may be available separately for buyers interested in continuing the vision, but are not included in the sale. Opportunities like this are increasingly rare! A remarkable setting where history, natural beauty, and vision come together to create something truly special.

Pros
- Beautiful natural setting. Mountains, forests, streams, and nearby outdoor recreation are major attractions. It’s an excellent area for hiking, skiing, snowshoeing, fishing, and hunting.
- Very peaceful. Duxbury has a tiny population and a genuinely rural atmosphere. If you want privacy and quiet, it’s hard to beat.
- Excellent access to recreation. Waterbury Reservoir, Mount Mansfield, Camel’s Hump, Smugglers’ Notch, and numerous Green Mountain trails are nearby.
- Close to Waterbury. This is a major advantage. You can live rurally while having restaurants, groceries, schools, healthcare, and other services in nearby Waterbury.
- Reasonable access to Burlington. Burlington is roughly 30โ40 minutes away, depending on where you live in Duxbury, giving you access to a larger job market, airport, medical care, shopping, and cultural activities.
- Strong New England character. Rural roads, forests, farms, historic homes, and traditional Vermont architecture give the area a distinctive feel.
- Good for outdoor-oriented families. If your family enjoys skiing, hiking, camping, cycling, fishing, or simply being outside, Duxbury is very appealing.
- Relatively low-density. You’re unlikely to feel surrounded by development or traffic.
- Community-oriented. Small-town Vermont communities can have strong local connections, especially if you become involved in town and community activities.
Cons
- Housing isn’t particularly cheap. This is the biggest drawback if you’re comparing Duxbury with places like Wampum or Aliceville. Vermont’s desirable rural areas can command surprisingly high prices.
- Property taxes can be significant. Vermont’s tax structure is something to investigate carefully before buying. A house that looks affordable on the listing price may have a substantial annual tax bill.
- Very small local economy. There aren’t many jobs actually in Duxbury. Most people work in surrounding communities or commute.
- Car dependent. Public transportation is limited, and rural properties can be several miles from groceries, schools, or services.
- Winter is serious. Expect snow, ice, freezing temperatures, muddy spring conditions, and significant heating/snow-removal expenses.
- Older homes can be expensive to maintain. Rural Vermont properties may need work on septic systems, wells, roofs, foundations, insulation, heating systems, and driveways.
- Internet availability varies. This is something I’d specifically verify before buying a rural property, particularly if you work remotely.
- Limited shopping and nightlife. You’ll be going to Waterbury, Montpelier, Burlington, or other communities for substantial shopping and entertainment.
- Healthcare isn’t right around every corner. Basic services are available in the region, but major specialists and medical centers are farther away.
- Vermont’s overall tax burden can be significant. Income, property, and other taxes should be included when comparing Duxbury with low-cost states such as Texas or Alabama.
- Flooding can matter. Vermont has experienced serious flooding in recent years, so when looking at a particular property, investigate flood maps, drainage, waterways, and the property’s history carefully.
