- Very affordable housing. This is Toledo’s biggest selling point. You can still find houses at prices that would be almost impossible in larger Midwest metros. There is a substantial inventory of older homes, including properties under $150k.
- Much more affordable than nearby Ann Arbor. Toledo is close enough to southeastern Michigan to benefit from the regional economy while having dramatically lower housing costs.
- Large-city amenities without large-city prices. You have major grocery chains, shopping, restaurants, museums, theaters, sports, parks, hospitals, universities, and cultural events.
- Excellent healthcare access. Toledo has major medical systems, including ProMedica and The University of Toledo Medical Center, plus proximity to Detroit for highly specialized care.
- Strong transportation location. Toledo sits at the intersection of major interstate routes including I-75, I-80, and I-90, making regional travel easy.
- Amtrak service. Toledo has passenger rail service to Chicago and the Northeast via Amtrak’s Lake Shore Limited, plus other regional transportation options.
- Lake Erie. The city’s location near Lake Erie gives you access to boating, fishing, beaches, birdwatching, and waterfront recreation.
- Excellent Metroparks system. The Metroparks Toledo system is one of the area’s biggest quality-of-life advantages, with extensive trails, parks, wetlands, forests, and riverfront recreation.
- Professional and college sports. You have the Toledo Mud Hens, Toledo Walleye, University of Toledo athletics, and easy access to Detroit sports.
- Good cultural attractions. The Toledo Museum of Art is particularly impressive for a city this size.
- Multiple universities/colleges. The University of Toledo and Owens Community College contribute to the area’s education and employment base.
- Manufacturing/logistics economy. Toledo has a substantial industrial, automotive, healthcare, logistics, and distribution sector.
- No city income tax? Toledo does have a municipal income tax, so don’t assume Ohio’s tax situation is the same as nearby Indiana or Michigan. However, Ohio’s overall housing costs remain attractive.
- Relatively easy driving. Traffic is much lighter than Detroit, Chicago, or Columbus.
- Good location for regional travel. Detroit is about an hour away, Cleveland roughly two hours, and Chicago around 3โ4 hours by car.
Cons
- Crime is the biggest concern. Toledo has historically experienced relatively high crime compared with many suburban communities. Neighborhood selection is extremely important. There are perfectly livable neighborhoods alongside areas with substantially higher crime and vacancy.
- Economic inequality. Some parts of the city have significant poverty, vacant properties, and aging infrastructure.
- Population decline. Toledo has lost population over several decades. That can contribute to vacant housing and make property appreciation less predictable.
- Aging housing stock. Many inexpensive homes are older and can require substantial renovation. Lead paint, old electrical systems, plumbing, roofs, furnaces, and foundations all deserve careful inspection.
- Property taxes can be meaningful. Ohio property taxes vary by location, so compare the actual tax billโnot simply the home’s purchase price.
- Cold, gray winters. Lake Erie contributes to cloudy weather, snow, ice, and long stretches of winter.
- Industrial/environmental history. Toledo is an old industrial city. Depending on the neighborhood, investigate environmental history and proximity to industrial facilities.
- Schools are highly neighborhood-dependent. Toledo Public Schools has some good options, but if schools are important, you may want to look at surrounding suburban districts such as Sylvania, Perrysburg, Maumee, or Ottawa Hills.
- Some suburbs are considerably more expensive. The most desirable communities around Toledo can cost much more than the city itself, reducing the housing advantage.
- Public transportation is adequate but not exceptional. TARTA provides bus service, but most residents will still find a car useful.
- Somewhat limited high-end employment. Toledo has a respectable employment base, but specialized professionals may find more opportunities in Detroit, Columbus, Cleveland, or other larger metros.
- Rust Belt economic challenges. The city has worked hard to diversify beyond traditional manufacturing, but its industrial legacy still shapes the economy.
