Pros of Living in Hedgesville
-
Higher Income & Low Poverty
Household incomes are well above many West Virginia averages, and the poverty rate is quite low (~4%), so financially it’s stronger than many small towns in the state. -
Relatively Young Population
Median age in the low 30s suggests a good number of families, younger adults, perhaps more energy or growth potential. -
Reasonable Cost of Living vs Many Places
While housing is more expensive than many parts of WV, overall cost of living is still below U.S. average. So you get some of the benefits of affordability without extreme compromises. -
Good Housing Options & Growing Real Estate
There are new subdivisions, wooded homes, larger lots & acreage available in some places. Variety in housing styles. If you want more space or nicer homes, there are choices. -
Low Crime
Crime rate is reported among the lower end. Safety is a plus. -
Proximity / Access + Semi‑Rural Appeal
You can get a quieter, more rural lifestyle (wooded lots, rolling hills), but still be somewhat connected. Some mention being “minutes off I‑81” etc.
Cons of Living in Hedgesville
-
Small Size / Limited Amenities
With ~300 people, local amenities will be limited: fewer stores, entertainment options, cultural institutions. You’ll likely travel for many services. -
Housing Cost & Real Estate Rising
Home prices are relatively high (median listings in the $300‑$400k range), and sometimes rising. For WV residents used to much lower prices, cost of homes can be a stretch. -
Commute Times
The average commute is ~ 33–34 minutes. If your work is farther afield (or in major metro areas), that adds travel burden. Public transit is minimal. -
Population Slight Decline / Growth Concerns
Population has been flat or slightly declining. That might affect local services, school size, business viability, etc. -
Less Density Means Less of Some Conveniences
Because it is quite rural/semi‑rural in places, there are back roads, wooded lots, and sometimes infrastructure (roads, utilities, services) may be less robust or slower to update. (from descriptions) -
Higher Housing Prices Compared to State Average
For West Virginia, Hedgesville’s housing is more expensive; so while affordable compared to many U.S. cities, in the context of WV, it’s on the pricier end.
