OHU50K NOTES

Bring your tools and ideas and turn this home back into the beauty it once was. Looks like it may originally have had a belvedere up top.

Apparently, Westfield was settled by a number of Irish immigrants in the 1870s and ’80s, my husband’s maternal ancestors among them. His family first settled in Brooklyn, NY, but read in a trade magazine about cheap farmland in Bureau County, Illinois. After setting up a farm in Westfield, my husband’s third great-grandfather, Dennis Prendergast, hitched a ride on a neighbor’s hay wagon, but as the wagon drove over the railroad tracks, it tipped over, killing him. He was 35. Many of the Prendergasts stayed in the area, but Dennis’ line moved back to Brooklyn,

REALTOR COMMENTS

Pre 1900’s two story Affordable Home on two lots .72 acre. ~ The roof has been replaced in recent years. This home has tall ceilings and large rooms almost all of which have hardwood floors. Some of the wiring has been replaced and a new service installed. The main floor has a huge living room and there’s a spacious dining room as well with the kitchen at the back of the home. The main floor also has a laundry room, full and half bath. Upstairs are three bedrooms all good sized and a large bathroom area just waiting for a remodel. Take a good look at the photos and imagine the touches you could add.

Looks like a nice house, although it also looks like it has electric baseboard heat which would be very expensive in a house that large.

    New Owner of home here.
The baseboard heaters are gas boiler hot water heaters. the first full month bill for gas and electric is over $500 85% of that being gas cost, that with turning off the heat upstairs and keeping the first floor at 60 degrees.

Just spent most of the morning dealing with the flooded basement as its been raining and the sump pump isn’t mounted properly. The house is going to be a lot of work. all the windows need replacing as the wood is rotting, but everything we’re doing is to bring the house back to its original look.

That includes removing the stucco on the outside of the house and repointing all of the brick and having it resealed, also going to be fixing up the widows walk on the roof. much of the floors down stairs need re-bracing as does the roof. as well as re-leveling 1st story floors. its going to be a lot of work but it is a beautiful house, its just going to take about $150k-$200k+ for us to get it to the 80% mark with the major projects. But over the next 3ish years it will be a huge difference.

Also the knob and tube wiring is insane in this house…..
