Pros of Living in La Fargeville
-
Low cost of housing
Housing tends to be more affordable than in many parts of New York. The median property value is relatively low. -
Small‑town / rural feel
If you like quiet, close knit communities, La Fargeville offers that. You’ll get more peace, less traffic, more nature. -
Schools are central to the town
The hamlet has a Pre‑K through 12 school (La Fargeville Central School) serving the community, so the school is local. -
Natural surroundings & access
Being in rural Jefferson County, there are outdoor opportunities (rivers, woods, open land).
Also proximity to larger towns (e.g. Watertown is about 17‑20 miles away) gives some access to more services without being in a city. -
Lower cost of living overall (outside of housing)
Apart from housing, many other living costs (utilities, groceries, etc.) are more favorable compared to urban areas in New York State. -
Sense of community
With a small population, people tend to know each other, and there’s often more cohesion (neighbors, community events, etc.). Residents often mention that in reviews.
Cons of Living in La Fargeville
-
High poverty rate / low income
The poverty rate is quite high in the hamlet (some reports ~40%), and per capita income is low.
This can mean fewer resources locally, less infrastructure investment, etc. -
Limited amenities / services
Because it’s small and rural, many things are farther away: big‑box stores, specialized services, entertainment, etc. You’ll likely need to drive to another town for many things. -
Limited employment opportunities locally
Fewer big employers; many people must commute or rely on jobs in agriculture, small business, or in nearby towns. -
Education beyond basics / higher education access
While there is a local school, specialized programs, advanced classes, or higher education institutions are further away. Younger people may need to travel or relocate for expanded opportunities. -
Transportation limitations
Public transportation is very limited or non‑existent. Owning a car is essentially necessary. Commutes to work or services are likely. -
Population decline / instability
Some data suggests decline or fluctuations in population. Small places are more vulnerable to economic shifts, loss of businesses, etc. -
Lower educational attainment / fewer people with higher degrees
Educational attainment (bachelor’s or higher) is lower than national or state averages.

“exterior viewings only”??? You’re joking, correct? Someone was able to access the interior of this property in order to take photos, but you don’t intend to allow potential buyers to see the interior of this property? You can’t seriously think that someone’s going to buy this property without being able to view the interior.
The property does not appear to be that dangerous, and if it truly is, you simply get potential buyers and the realtors to sign a waiver. Sounds like this seller needs a more experienced agent!!!

That’s what the realtor states. Happens a lot. Have you ever watched Flip or Flop?
