- Affordable housing. This is probably the biggest advantage. The typical home value is around $145K, while the recent median sale price was about $180K. That’s still inexpensive compared with many Texas markets.
- Low overall cost of living. The city reports its cost of living substantially below the U.S. average, and independent estimates also put housing and overall expenses below national levels.
- Better employment base than many small Texas towns. The three major employment anchors are Naval Air Station Kingsville, Texas A&M University–Kingsville, and Celanese. Together they account for more than 24% of local jobs.
- University town. Texas A&M–Kingsville brings roughly 7,000–8,300 students, which gives the city more activity, renters and services than a typical town of its size.
- Close enough to Corpus Christi. You’re roughly 40–45 minutes from Corpus Christi, so you can access a much larger selection of shopping, entertainment, restaurants and medical services without living in a big city.
- Good access to major South Texas destinations. Kingsville is positioned between Corpus Christi, the Rio Grande Valley and San Antonio, with access to US-77/I-69.
- Everyday necessities are available locally. You have , and local options such as .
- More restaurants than you’d expect for its size. There’s a decent selection of inexpensive Mexican/Tex-Mex, pizza and other casual restaurants, including and .
- Outdoor/coastal access. You’re within driving distance of the Gulf Coast, beaches and Padre Island, while still having a relatively rural South Texas environment.
- Potential economic upside. The city says the proposed South Texas Direct Air Capture Hub associated with 1PointFive could create thousands of construction jobs and hundreds of permanent positions. That’s a potential upside, although I’d treat it as an opportunity rather than guaranteed future growth.
- Housing appears more liquid than Electra. Recent data showed 56 home sales in July 2026 and a median of about 33 days on market. That’s considerably more activity than you’d typically find in a tiny rural market.
Cons
- Hot, humid climate. Summers can be brutal. If you dislike heat and humidity, South Texas can get old quickly. Local assessments specifically flag heat and humidity as drawbacks.
- Hurricane/coastal weather exposure. You’re far enough inland to avoid being directly on the coast, but you’re still in South Texas and can get tropical systems, heavy rain, wind and extreme heat.
- Crime deserves attention. Kingsville’s overall Niche rating for crime/safety is C. That doesn’t mean every neighborhood is unsafe, but I would definitely evaluate the specific neighborhood before buying.
- Schools are mixed. Some schools serving Kingsville rate quite well, while others are rated poorly. For example, Redfin currently shows Santa Gertrudis School at 8/10 but several Kingsville elementary schools at 2–3/10. School-zone selection matters.
- Not particularly walkable. Apartments.com gives Kingsville a walkability score of 40/100 and drivability of 90/100. In practice, you’ll probably want a car for most daily activities.
- Healthcare is limited compared with Corpus Christi. Kingsville does have and urgent-care services, but for complicated specialty care you’ll likely end up driving to Corpus Christi or another larger medical center.
- Lower incomes. Niche reports median household income around $58K, well below the national figure. That helps keep housing affordable, but it also limits the depth of the local consumer economy.
- Rental market has a university component. That’s good for landlords, but it can also mean more tenant turnover and competition from apartments.
- Some housing is older/rougher. Cheap houses aren’t necessarily bargains. As with Electra, I’d pay particular attention to roofs, foundations, HVAC, plumbing, electrical and insurance costs.
- You’re still in a relatively small city. If you want major shopping, nightlife, extensive cultural activities or lots of high-paying private-sector jobs, you’ll probably find Kingsville limitingI’d actually rate.
