However, there are some states in the United States that generally have lower housing costs compared to others. Here are a few top states to purchase a cheap home in 2023 with a sampling of what is currently on the market as of 8/29/2023.

Midwest States

States like Ohio, Michigan, and Missouri often have lower housing costs compared to the national average. Cities like Cleveland, Detroit, and St. Louis may offer more affordable options for homebuyers. Until recently, Indiana was an affordable state, but prices there have risen dramatically as Illinois residents relocate over the border to Indiana for cheaper taxes. Buyers can currently find cheap homes in certain Illinois cities and small towns. Certain areas of Kansas and Iowa can be very affordable, also.

Southern States

States in the southern region such as Alabama, Mississippi, and Arkansas can offer relatively lower housing costs. Cities like Memphis, Birmingham, Little Rock, and Jackson may have affordable housing options. Tennessee had been more affordable until the last few years, but prices have risen significantly. The upland south state of West Virginia, however, often has bargains.

Rust Belt States

States in the Rust Belt region, including Pennsylvania, New York (outside of major metropolitan areas), and parts of the Midwest, like Illinois and Wisconsin, may have more affordable homes available in certain areas.

While the western states generally have much higher housing costs, there are a few relatively affordable options. New Mexico and Oklahoma seem to have better deals.
