Pros of Macon
- Affordable housing for a city its size. The 2020โ24 median owner-occupied home value is about $174,500, and median gross rent is about $1,066. That’s considerably cheaper than many cities of comparable size.
- Much better services than the small towns you’ve been considering. You have multiple full-service supermarkets, including Publix Super Market at Bass Plantation and Kroger, plus extensive retail and restaurants.
- Excellent healthcare for central Georgia. Atrium Health Navicent The Medical Center is a major academic/tertiary medical center, while Piedmont Macon Medical Center is another substantial hospital. This is a huge advantage over places like Royalton or Dawson Springs.
- Real restaurant and cultural scene. Downtown has places such as Dovetail, The Rookery and H&H Soul Food Restaurant. Macon is also historically important to Georgia’s music scene.
- Great history. The Ocmulgee Mounds National Historical Park is a major attraction and preserves an important Indigenous archaeological landscape.
- Good outdoor recreation. Amerson River Park provides extensive trails and access to the Ocmulgee River. Lake Tobesofkee also provides boating, swimming, fishing and camping.
- Warm climate. If you’re comparing Macon with Elmira or Olean, the winter difference is enormous. You won’t be dealing with months of snow and freezing temperatures.
- Good location. Macon sits roughly in the middle of Georgia, with Atlanta about 1ยฝ hours north and Savannah roughly 2 hours east. That gives you access to much bigger-city amenities without actually living in Atlanta.
- Reasonable commute times. The Census reports an average commute of about 22 minutes, below the Georgia and U.S. averages.
- Population is relatively stable. Macon-Bibb County had about 157,346 people in 2020 and the 2025 estimate is 157,556โessentially flat rather than experiencing the severe decline seen in some Rust Belt communities.
- Good diversity. The population is roughly 55% Black and 35% White, with additional racial/ethnic groups represented.
Cons of Macon
- Crime is the big concern. Macon’s citywide crime statistics are substantially less attractive than those of the small towns you’ve been considering. This is the reason I would not recommend choosing a Macon house based solely on price.
- Neighborhoods vary enormously. This is probably the single most important thing to understand. There are attractive historic neighborhoods, stable suburban areas, struggling neighborhoods, and everything in between. A $100K house in one part of Macon can be a completely different proposition from a $100K house elsewhere.
- Poverty is high. Census data puts Macon-Bibb County’s median household income around $51,234 and poverty at 24.7%.
- Income is low relative to housing. The median household income is well below the Georgia and national figures.
- Some areas have significant blight/vacancy. Macon’s low housing prices partly reflect the condition of some of its housing stock and neighborhoods.
- Schools are mixed. I wouldn’t choose a Macon address based on citywide school statistics. If you’re raising children, I’d investigate the specific school zone and seriously consider the suburban/rural communities around Macon.
- Car dependent. Public transportation exists, but most residents will want a vehicle for normal daily life.
- Hot, humid summers. Like Bainbridge and Monticello, the benefit of mild winters comes with long, hot summers.
- Storms/tornadoes are a consideration. Central Georgia gets severe thunderstorms, heavy rain and occasional tornadoes.
- Downtown is more interesting than the citywide reputation might suggest. That sounds like a positive, but it also means Macon can feel very uneven: attractive historic areas can be relatively close to struggling ones.
