Brick Bungalow For Sale

OHU50K NOTES

This brick charmer is located in the Mark Twain neighborhood of Saint Louis. I can’t believe the home still has its vintage tile in the bathroom and kitchen!

Family History

Fred H. Pralle (1893-1980) and Clara Blumenthal Pralle (1893-1956) purchased this home brand new in 1922 and lived here for more than 35 years. In the early years, the couple shared the brick bungalow with their children Fred and Clarean. Fred Sr. was the owner of a candy store and did quite well for his family. In fact, in 1930, the home was valued at $8,000, the equivalent of $133,000 today.
On October 8, 1956, Fred, Clara and a granddaughter were involved in a serious car accident. Just eight days later, Clara died suddenly at the age of 62. Fred later moved to Florida.

REALTOR COMMENTS

Fantastic rental property or new home for someone willing to move in to a property that needs very little work. Property is in great shape with several updates already done. 2 bedroom homes in this area rent for around $850/mth so you should expect about 17% CAP rate. And that is fantastic. Be sure to check out the video. Need 24 hours notice to show because it’s occupied, buy the owners brother, not a tenant. The person staying there will move out before closing. This is an as is sale. This home could also easily be converted into a 3 bedroom home.
