    I just got connected to a realtor to buy this place, and unfortunately it is already under contract. Not taking back-ups. That went fast!

    I thought I would give update. I looked up this property on zillow, they procured a local realtor, she was so helpful!
    It was still available, I offered full asking price because it sits high above the river with views!
    The realtor returned moments later with someone else already offered full price, I said please counter with 26k, no go, the contract was to be signed at 6pm.
    This morning I asked realtor to please follow up, if not under contract yet, offer 28k. By 10am, contract signed, earnest money of 2k delivered to escrow!
    There are a couple issues. There is a downstairs unfinished, needs work, kitchen doorway has structural water damage, 1 car garage unusable, needs work, roof, etc.
    We close within 2 weeks, no inspections, no refund on deposit, let’s see how it goes… Im excited!

    Extra info. I adore this site and love you guys for providing such a very cool service. I have been perusing it for many months and have seen so many awesome old homes come and go and I finally had some cash free up and took the plunge.
    If its ok, ill provide another couple updates once I’ve gone there b4 closing to appraise repairs and get estimates.
    It could be a 3 bdrm,2 bath duplex or a long term rental upstairs until I figure out what to do downstairs. It has natural gas furnace.
    I really wanted a small town and the river is such a plus, not sure about the train tracks yet- there are 3 sets and noise can travel on water!
    I love “old homes for 50k and less”!
    You guys rock!!!

    Keeping almost all the same, will add a few whimsical touches of my own.
    Too much green in kitchen, will change that.
    May try to make duplex or get downstairs just livable for occasional upgrade visits by me. All depends on what I discover and budget.
    I’m a chimney sweep, so I like quaint, rustic and whimsical!

    I’m in Denver, flying to Daytona sat., will figure out how to go inspect just b4 whenever we decide to close and look it over then.
    I’m expecting a ton of downstairs and outside pics over next couple days.
    I love the whimsy! I will have to add a couple garden dwarves and gnomes around, maybe a gargoyle up high, remove paint from wooden mantle, etc.
